We are seeking a detail-oriented and proactive Title Examiner to join our dynamic team. Duties
- Conduct comprehensive title searches by examining public records, deeds, liens, encumbrances, and other relevant documents to verify property ownership and history.
- Analyze legal descriptions, survey data, and escrow documentation to confirm property boundaries and rights.
- Review title reports for accuracy and completeness, identifying any potential issues or discrepancies that could affect ownership or transfer processes.
- Collaborate with underwriters, loan officers, escrow officers, and attorneys to resolve title defects or issues that arise during the examination process.
- Ensure compliance with industry standards such as FNMA (Fannie Mae), TILA (Truth in Lending Act), Fair Housing regulations, and mortgage servicing guidelines.
- Prepare detailed reports summarizing findings and recommendations for approval or further investigation.
- Assist in the preparation of contracts, closing documents, and other legal paperwork related to property transfers.
- Maintain meticulous records of all searches, reports, correspondence, and updates in accordance with company policies and regulatory requirements.
- Stay current on changes in real estate law, regulations governing mortgage lending, banking practices, and industry best practices related to title examination.
- Support loan origination processes by providing accurate title information that facilitates smooth loan approvals.
Qualifications
- Proven experience as a Title Examiner or in a similar role within the real estate or financial services industry.
- Strong knowledge of FNMA guidelines, underwriting procedures, mortgage servicing practices, and escrow processes.
- Familiarity with credit analysis techniques and loan processing workflows.
- Understanding of Fair Housing regulations, TILA requirements, contracts law, banking procedures, and legal descriptions related to property titles.
- Excellent attention to detail with the ability to interpret complex legal documents accurately.
- Proficiency in basic math skills including calculations related to escrow amounts and property measurements; familiarity with 10-key typing for data entry accuracy.
- Ability to analyze financial documents such as credit reports and escrow statements effectively.
- Strong communication skills for collaborating with team members and external partners like attorneys or government agencies.
- Ability to manage multiple tasks efficiently while maintaining high accuracy standards under tight deadlines.
