Visualization & Marketing Designer

About the role

We're hiring a Visualization & Marketing Designer to bring our development projects to life visually. Your core focus is producing high-quality, realistic 3D renderings from our architects' Revit files — the kind of imagery that sells a project to investors and the market, not generic AI output. Alongside the renderings, you'll build investor pitch presentations, maintain and update our website, and produce the marketing materials that support each project.

The person in this role works directly with the partners and has real input on how our projects are presented to the market and to investors.

This is a strong fit for a designer who is equal parts visual craftsperson and marketer — someone who can make a building look real before it's built, then package it into materials that move a deal forward. It's part-time to start, with room to grow into full-time as our pipeline expands.

What you'll do

• Partner with the development team to translate concepts and engineered plans into compelling visuals
• Produce photo-realistic, high-quality 3D renderings of Kairos projects — exteriors, interiors, and site/aerial views — working from the architects' Revit files
• Build pitch deck presentations using materials created jointly with the team for active and upcoming developments
• Maintain and update the Kairos website — project pages, imagery, and general upkeep
• Create marketing collateral for projects — brochures, flyers, signage, and digital graphics
• Keep visual and brand consistency across every material that represents a Kairos project

What you bring (required)

• A portfolio of realistic architectural renderings — this is the most important qualification. Applications without work samples will not be considered.
• Proficiency with real-time rendering software — for example Enscape, D5 Render, Twinmotion, or Lumion — working from Revit files. (3ds Max with V-Ray or Corona also welcome.)
• Strong graphic design skills and fluency in Adobe Creative Suite (Photoshop, InDesign, Illustrator)
• Experience building professional presentations and pitch decks
• Website maintenance experience — prior work on the Wix platform is a plus
• A sharp eye for realism, detail, and brand consistency
• Ability to self-manage your hours and juggle multiple projects at once

Nice to have

• Real estate, architecture, or development industry background
• Comfort working directly in Revit (not just rendering from exported files)
• Video, animation, or walkthrough / flythrough experience
• Listing or property marketing experience

Employment type: Part-time (~20 hours/week), 1099 contract to start, with the potential to grow to full-time as the workload grows.

Compensation: $20–$30/hour, depending on experience. Annualized, roughly $20,000–$50,000 depending on hours and experience, with room to grow as the role expands toward full-time.
