With more than 50,000 units under management across the United States, we are focused on modernizing the property management industry &ndash; enhancing urban living by delivering differentiated, community-focused service to a broad range of multifamily assets and owner types.The Role The Service Supervisor leads the maintenance team while also performing technical and mechanical work to ensure the community&rsquo;s buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, appearance, and functionality. This role combines oversight of daily maintenance operations with hands-on involvement in repairs, upkeep, and special projects.Responsibilities Maintenance Operations <ul><li>Oversee and complete the &ldquo;make-ready&rdquo; process for vacant apartment homes including inspections, punch lists, scheduling vendors, completing repairs, and final quality checks.</li><li>Schedule and perform routine and preventative maintenance on community equipment, systems, and facilities.</li><li>Ensure community grounds, buildings, amenities, and common areas consistently meet cleanliness, safety, and appearance standards.</li><li>Complete service requests and related documentation accurately and in a timely manner.</li></ul>Budget &amp; Inventory Management <ul><li>Maintain adequate inventory of parts, tools, and supplies, and coordinate with the Community Manager to order within budget guidelines.</li><li>Assist in preparing budgets for regular maintenance, repairs, and capital projects.</li><li>Support cost-control measures by repairing rather than replacing parts when possible and reducing material waste.</li></ul>Leadership &amp; Team Development <ul><li>Delegate, supervise, and direct the work of the service team to ensure efficient operations.</li><li>Collaborate with the Community Manager in hiring, training, evaluating, and developing maintenance staff.</li><li>Inspect team performance, provide coaching, and develop corrective action plans when necessary.</li></ul>Compliance &amp; Safety <ul><li>Conduct regular safety meetings and ensure compliance with OSHA and other safety regulations.</li><li>Maintain accurate MSDS documentation and ensure accessibility.</li><li>Monitor adherence to company policies, operational procedures, and regulatory requirements, report violations as appropriate.</li><li>Review the work of contractors and vendors to ensure compliance with scope, specifications, and quality standards.</li></ul>Qualifications <ul><li>Minimum of 6 years of experience in property management maintenance, including apartments, townhomes, or condominiums.</li><li>Minimum of 2 years of experience as a Maintenance Supervisor or in a comparable leadership role preferred.</li><li>EPA Type I and II or Universal certification for refrigerant recycling.</li><li>Certified Pool Operator (CPO) certification required if applicable to community amenities.</li><li>All certifications as required by State and Local jurisdictions.</li><li>Skilled in the safe use, care, and maintenance of hand tools, power tools, equipment, and measuring devices.</li><li>Strong customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and business partners.</li><li>Ability to remain professional and solution-oriented when addressing concerns.</li><li>Demonstrated computer proficiency, including word processing, spreadsheet, and experience with property management systems preferred.</li></ul>Additional Requirements <ul><li>Stay current with industry technology, processes, and standards through participation in internal and external training programs.</li><li>Comply with company safety and risk-management policies by attending routine safety meetings and completing required OSHA and other safety-related training.</li><li>Provide and maintain personal hand tools, unless prohibited by applicable state laws.</li><li>Valid driver's license with a clean driving record may be required based on the community you are applying for employment. With more than 50,000 units under management across the United States, we are focused on modernizing the property management industry &ndash; enhancing urban living by delivering differentiated, community-focused service to a broad range of multifamily assets and owner types.The Role The Resident Services Manager plays a key role in supporting the Community Manager by managing all resident-facing services, focusing on resident satisfaction, addressing day-to-day resident needs, mentoring the onsite team, and overseeing the move-out process.Responsibilities Leadership &amp; Onsite Management <ul><li>Serve as acting onsite supervisor in the Community Manager&rsquo;s absence by delegating daily tasks and coordinating maintenance and make-ready activities with the Service Supervisor.</li><li>Lead by example while mentoring, motivating, and developing the onsite team to deliver exceptional service and uphold the company&rsquo;s brand experience.</li></ul>Resident Experience &amp; Retention <ul><li>Promote resident satisfaction and retention by addressing concerns, resolving service issues, and responding to requests in compliance with legal and procedural requirements.</li><li>Manage resident communications by distributing relevant updates, responding to inquiries, and maintaining transparent, effective engagement.</li></ul>Leasing &amp; Renewal Management <ul><li>Conduct leasing presentations by highlighting community features, benefits, pricing, and amenities, leveraging in-depth knowledge of the local market.</li><li>Oversee the application process, ensuring timely communication with applicants, proper documentation, and adherence to rental standards.</li><li>Collect, review, and verify all applicant documentation (income, rental history, ID, employment, credit, and criminal checks) to ensure compliance with rental criteria.</li><li>Ensure timely generation, delivery, and completion of all applicant and move-in documentation in accordance with company policy.</li><li>Oversee the resident move-out process, including home inspections and assessing applicable charges.</li><li>Manage the renewal process by following up on renewal letters, finalizing new rates, inspecting homes, addressing resident questions, and ensuring all documents and charges are accurate.</li><li>Support lead management by nurturing incoming phone, email, and text prospects from RealPage.</li></ul>Operations &amp; Systems Management <ul><li>Ensure community systems (package delivery, security, Funnel, OneSite, access control) operate efficiently and are utilized in alignment with company policies.</li><li>Maintain data integrity by accurately entering and updating resident and prospect information in the community management system.</li><li>Prepare and track performance reports that measure key metrics such as renewals, resident satisfaction, occupancy, traffic, conversion ratios, and application statuses.</li><li>Research and troubleshoot data or reporting issues, escalating to appropriate support teams when needed.</li></ul>Vendor &amp; Owner Relations <ul><li>Support management of the owner relationship by meeting with owners, providing tours, performance updates, and responding to inquiries.</li><li>Partner with vendors by responding to questions and facilitating coordination.</li></ul>Financial &amp; Compliance Support <ul><li>Work closely with the Community Financial Specialist (CFS) to execute financial processes including delinquency management, final account statements, and eviction procedures.</li></ul>Qualifications <ul><li>High School diploma or GED, or the equivalent level of work experience in an office environment.</li><li>Bachelor&rsquo;s degree in Business Administration or similar field preferred.</li><li>Minimum of 3 years&rsquo; experience in multifamily property management.</li><li>Background in sales, marketing, and customer service with the ability to support daily operations and drive community performance.</li><li>Strong communication skills with the ability to prepare reports, maintain accurate records, and effectively resolve resident concerns.</li><li>Proven leadership skills, including the ability to delegate tasks, coordinate team efforts, and foster a collaborative work environment.</li></ul>Additional Requirements <ul><li>Valid driver's license with a clean driving record may be required based on the community you are applying for employment.
