Position Title: Director of Maintenance</div><div>
Reports To: Assistant Superintendent of Business &amp; Operations</div><div>
Work Schedule: Monday - Friday, 6:00 a.m. - 3:00 p.m., subject to emergency call as needed</div><div></div><div><br>
Essential Duties &amp; Responsibilities</div><ul><li>
Establish and maintain high standards of maintenance, cleanliness, safety, efficiency, and appearance across all district buildings and grounds in collaboration with building principals and district leadership.</li><li>
Inspect and maintain fire alarm and fire suppression systems in compliance with Life Safety Codes and regulations established by the Kansas State Fire Marshal.</li><li>
Ensure facilities, equipment, and operations comply with applicable regulations from state and federal agencies, including the Kansas Department of Labor, Environmental Protection Agency (EAP), and district insurance requirements.</li><li>
Oversee custodial operations in all buildings to ensure consistent cleanliness and maintenance standards.</li><li>
Ensure timely repair and/or replacement of equipment to maintain safe, efficient, and cost-effective operations.</li><li>
Oversee and/or perform maintenance work including electrical, HVAC, plumbing, carpentry, painting, and general repairs.</li><li>
Develop and implement schedules for summer cleaning and preventative maintenance.</li><li>
Coordinate and manage setup and cleanup for school and community events.</li><li>
Collaborate regularly with the Assistant Superintendent of Business &amp; Operations, building administration, and High School Buildings and Grounds Supervisor.</li><li>
Maintain and service mechanical equipment and ensure preventative maintenance schedules are followed.</li><li>
Track inventory and place orders for supplies and materials as needed.</li><li>
Document work performed and maintain accurate records.</li><li>
Establish work hours, schedules, and performance expectations for maintenance, custodial, and grounds staff.</li><li>
Provide supervision, direction, and support to maintenance, custodial, and grounds staff.</li><li>
Make recommendations regarding employee retention, discipline, or dismissal based on documented performance.</li><li>
Provide ongoing training and professional development for department personnel.</li><li>
Conduct regular staff meetings to address concerns and ensure effective communication.</li><li>
Approve time sheets, overtime, and extra duty assignments.</li><li>
Evaluate staff performance and provide feedback for continuous improvement.</li><li>
Solicit and review bids for supplies and equipment and submit recommendations for approval.</li><li>
Develop and recommend annual budgets for maintenance, custodial operations, and groundskeeping.</li><li>
Perform other related duties as assigned by the school Principal.</li></ul><div></div><div><br>

Occupational safety and health laws and regulations.</li><li>
Facility maintenance practices and preventative maintenance procedures.</li><li>

Working Conditions:</div><ul><li>
Work is performed in indoor and outdoor environments across district facilities.</li><li>
Must be comfortable working at heights and in confined spaces.</li><li>
Exposure to varying weather conditions, including heat, cold, rain, and snow.</li><li>
Periodic strenuous physical activity required.</li><li>
Frequent walking, standing, lifting, and physical activity required.</li><li>
Subject to on-call responsibilities and emergency response situations.</li><li>
Standard risks associated with the use of power tools and maintenance equipment.</li><li>
Ability to operate a district vehicle and riding lawn mower.</li><li>
Requires regular attendance and punctuality.</li></ul><div></div><div><br>
Qualifications:</div><ul><li>
High school diploma or equivalent required; additional technical training or certifications preferred.</li><li>
Minimum of two (2) years of hands-on experience in electrical systems, plumbing, HVAC systems, and/or carpentry.</li><li>
Minimum of two (2) years of previous supervisory or leadership experience is required.</li><li>
AHERA certification required or the ability to obtain within the first 12 months of employment.</li><li>
Refrigerant Recovery Certification with HVAC knowledge and experience required.</li><li>
Minimum of one (1) applicable certification required.<ul><li>
Example: HVAC Certification, Journeyman or Master Electrician, Boiler Operator License, Stationary Engineer Certification, etc.</li></ul></li><li>
Experience at a large (140,000+ sq. ft.) or multi-site facility required.</li><li>
Valid driver's license and reliable personal transportation, required.</li><li>
Demonstrated ability to lead teams and manage facility operations effectively.</li><li>
Successful completion of required background check and employment screenings.</li></ul></div></ul></div><p></p>
