Position Title: Director of Maintenance
Reports To: Assistant Superintendent of Business & Operations
Work Schedule: Monday - Friday, 6:00 a.m. - 3:00 p.m., subject to emergency call as needed
Essential Duties & Responsibilities
-
Establish and maintain high standards of maintenance, cleanliness, safety, efficiency, and appearance across all district buildings and grounds in collaboration with building principals and district leadership.

Inspect and maintain fire alarm and fire suppression systems in compliance with Life Safety Codes and regulations established by the Kansas State Fire Marshal.

Ensure facilities, equipment, and operations comply with applicable regulations from state and federal agencies, including the Kansas Department of Labor, Environmental Protection Agency (EAP), and district insurance requirements.

Oversee custodial operations in all buildings to ensure consistent cleanliness and maintenance standards.

Ensure timely repair and/or replacement of equipment to maintain safe, efficient, and cost-effective operations.

Oversee and/or perform maintenance work including electrical, HVAC, plumbing, carpentry, painting, and general repairs.

Develop and implement schedules for summer cleaning and preventative maintenance.

Coordinate and manage setup and cleanup for school and community events.

Collaborate regularly with the Assistant Superintendent of Business & Operations, building administration, and High School Buildings and Grounds Supervisor.

Maintain and service mechanical equipment and ensure preventative maintenance schedules are followed.

Track inventory and place orders for supplies and materials as needed.

Document work performed and maintain accurate records.

Establish work hours, schedules, and performance expectations for maintenance, custodial, and grounds staff.

Provide supervision, direction, and support to maintenance, custodial, and grounds staff.
-
Make recommendations regarding employee retention, discipline, or dismissal based on documented performance.
-
Provide ongoing training and professional development for department personnel.
-
Conduct regular staff meetings to address concerns and ensure effective communication.
-
Approve time sheets, overtime, and extra duty assignments.
-
Evaluate staff performance and provide feedback for continuous improvement.
-
Solicit and review bids for supplies and equipment and submit recommendations for approval.

Develop and recommend annual budgets for maintenance, custodial operations, and groundskeeping.

Perform other related duties as assigned by the school Principal.

Working Conditions:

Work is performed in indoor and outdoor environments across district facilities.

Subject to on-call responsibilities and emergency response situations.

Standard risks associated with the use of power tools and maintenance equipment.

Ability to operate a district vehicle and riding lawn mower.

Qualifications:
-
High school diploma or equivalent required; additional technical training or certifications preferred.
-
Minimum of two (2) years of hands-on experience in electrical systems, plumbing, HVAC systems, and/or carpentry.
-
Minimum of two (2) years of previous supervisory or leadership experience is required.
-
AHERA certification required or the ability to obtain within the first 12 months of employment.
-
Refrigerant Recovery Certification with HVAC knowledge and experience required.
-
Minimum of one (1) applicable certification required.
-
Example: HVAC Certification, Journeyman or Master Electrician, Boiler Operator License, Stationary Engineer Certification, etc.

Experience at a large (140,000+ sq. ft.) or multi-site facility required.
-
Valid driver's license and reliable personal transportation, required.
-
Demonstrated ability to lead teams and manage facility operations effectively.
-
Successful completion of required background check and employment screenings.
