We are looking for a prudent Property Manager to be responsible for the direct management oversight of assigned commercial / residential properties. The goal is to maximize asset value, customer satisfaction and revenue.You will be responsible for maintaining and upkeep of the properties, coordinating and scheduling property viewings, ensuring tenant satisfaction, liaising with the authorities, maintenance company, vendors and service providers, scheduling and coordinating routine & one-off repairs and maintenance and maximising overall rental revenue.Knowledge of the Dubai real estate market including the related RERA laws, and procedures surrounding property management, tenant evictions, rent increments, contract renewals and leasing is essential.Ideal candidates must have at least 3+ years of recent experience working for a property management or property maintenance company in Dubai.Roles and Responsibilities :<ul><li>Processing of rental applications including detailed screening of applicants and discussions with landlord.</li><li>Lease negotiations, preparation of tenancy agreements and Ijari issuance for new leases and renewals.</li><li>Payment of DEWA and other utility bills on behalf of the Landlords.</li><li>Initial, final and routine (yearly) inspections and quarterly performance (P&L) reporting to landlords.</li><li>Recognizing the need for, organizing and overseeing maintenance and renovations. Obtaining quotations, conducting a comprehensive cost analysis for the quotations received, and implementing property maintenance and repairs quickly and efficiently.</li><li>Achieving maximum revenue on behalf of the landlord by ensuring, in conjunction with leasing agents, that all units carry as high an occupancy rate as possible.</li><li>Liaising with strata, government and industry departments e.g. the rent committee of Dubai Municipality, DLD and RERA.</li><li>Developing and maintaining good relationships with landlord and tenants / clients (or their representatives).</li><li>Ensuring, as far as possible, that tenants' complaints and concerns are attended with speedily and satisfactorily.</li><li>Collection and monitoring of rent payments and preparing documentation in the case of arrears (including termination notices).</li><li>Controlling petty cash to cover the cost of minor incidentals.</li><li>Maintaining an accurate filing system to incorporate property and tenancy related information.</li><li>Ensuring that all relevant information is recorded in an accurate and timely manner, and that all renewal dates and maintenance issues are not only regularly monitored but followed up as necessary to ensure resolution.</li><li>Conducting any communication with landlords, tenants, clients and staff in a professional and courteous manner.</li><li>Prepare and present monthly and ad-hoc reports on property performance to management</li><li>Any other duties that may arise, or as directed by your immediate managers.</li></ul>Responsibilities :<ul><li>Manage all aspects of assigned properties</li><li>Design business plans for assigned properties that suit customers' needs</li><li>Inspect and arrange maintenance to meet standards</li><li>Maintain a positive, productive relationship with tenants</li><li>Negotiate leases / contracts with contractors in a timely and reliable manner</li><li>Advertise and market vacant spaces to attract tenants</li><li>Collect receivable accounts and handle operating expenses</li><li>Develop and manage annual budgets by forecasting requirements and analysing variances, data and trends</li><li>Oversee properties' personnel and assess its performance</li><li>Accomplish financial goals and report periodically on financial performance</li><li>Source and build relationships with prospective clients to expand business opportunities</li><li>Update job and market knowledge</li></ul>Requirements<ul><li>Proven work experience as Property Manager</li><li>Fully understanding property management and its financial aspects</li><li>In depth knowledge of all DLD rules and regulations surrounding property management.</li><li>Customer focus and bottom line orientation</li><li>Interpersonal savvy with strong communication and presentation skills</li><li>Well organized with excellent time management skills</li><li>Attractive salary package with a competitive commission structure</li><li>Visa and full UAE benefits as per labour law</li><li>Comprehensive training and career development</li><li>Supportive and growth-oriented work environment</li><li>Health insurance and statutory benefits</li><li>Fast-track career advancement opportunities</li></ul>Property Manager • Dubai, DU, ae<img src="https://www.jobg8.com/Tracking.aspx?oU0RNjm3xmMGE9dBRq%2bIQY%2bMsGP5t6eam" width="0" height="0" />
