Job Summary
Bayou City Luxe is seeking a dependable and detail-oriented Property Runner to support our property management operations. This role involves assisting with unit readiness, light maintenance, staging, inspections, and on-site tasks across multiple properties. The ideal candidate is proactive, self-sufficient, and able to work independently while ensuring properties remain secure, presentable, and ready for tenants or guests. 
Responsibilities<ul>
<li>
Perform lock changes, hardware installations, and light touch-up repairs.</li>
<li>Assist with staging and setup of units, including hanging d&eacute;cor, assembly and arranging furniture.</li>
<li>Deliver tenant notices promptly and accurately.</li>
<li>Handle trash removal, hauling of small items, and basic property upkeep.</li>
<li>Conduct unit inspections and report damages, maintenance needs, or readiness for listing.</li>
<li>Take high-quality listing photos following company guidelines.</li>
<li>Provide light maintenance support (changing filters, bulbs, batteries, tightening fixtures).</li>
<li>Support the operations team with errands, property runs, and on-site tasks as needed.</li>
</ul>
Requirements<ul>
<li>
Reliable personal vehicle and valid driver&rsquo;s license (50% gas mileage reimbursement provided).</li>
<li>Basic handyman/maintenance skills and ability to use standard tools.</li>
<li>Strong attention to detail and time management skills.</li>
<li>Ability to lift up to 50 lbs and perform light physical labor.</li>
<li>Dependable, punctual, and able to work independently.</li>
</ul>
Schedule &amp; Pay<ul>
<li>
Schedule: Monday, Wednesday, Friday (11:00 AM &ndash; 4:00 PM)
</li><li>On-Call/Contract: Some weekends and nights as needed
</li><li>Pay: $13&ndash;$15 per hour
</li><li>Mileage: 50% gas mileage reimbursement</li></ul>

Bayou City Luxe is seeking a dependable and detail-oriented Property Runner &amp; Maintenance Support to assist in the daily upkeep of multiple rental properties. This part-time role plays a crucial part in supporting both our cleaning and maintenance teams by handling trash management, laundry services, supply restocking, and assisting the Maintenance Supervisor with light work orders and general property upkeep.

Key Responsibilities:
Trash Pickup &amp; Property Inspections:<ul>
<li>
Track and manage residential trash schedules for assigned properties.</li>
<li>Move trash bins to the curb and return them after collection.</li>
<li>Conduct exterior property checks for maintenance needs, lawn care, or damages, and report issues to management.</li>
<li>Keep exterior areas clean and well-maintained.</li>
</ul>
Laundry &amp; Supply Management:<ul>
<li>
Pick up and transport laundry to a laundromat for washing, folding, and returning to properties.</li>
<li>Ensure timely laundry handling to meet guest check-in deadlines.</li>
<li>Restock essential property supplies (toilet paper, paper towels, soaps, etc.) and notify management when inventory is low.</li>
</ul>
Light Maintenance Support:<ul>
<li>
Assist the Maintenance Supervisor with minor repairs and maintenance tasks that do not require certification (e.g., replacing air filters, changing light bulbs, minor touch-ups).</li>
<li>Perform basic handyman tasks as needed to help maintain property standards.</li>
<li>Report maintenance concerns requiring professional attention.</li>
</ul>
General Errands &amp; Assistance:<ul>
<li>
Deliver tenant notices, pick up and drop off packages, and assist with other property-related errands.</li>
<li>Support cleaning staff with essential supplies and last-minute needs.</li>
</ul>
Qualifications:<ul>
<li>
Reliable transportation and a valid driver&rsquo;s license are required. (A truck is preferred but not mandatory.)</li>
<li>Experience in housekeeping, cleaning, or light maintenance is a plus.</li>
<li>Strong time management and organizational skills with the ability to juggle multiple properties and tasks.</li>
<li>Must be able to lift and move moderately heavy items such as trash bins and laundry.</li>
<li>Ability to work independently and efficiently with minimal supervision.</li>
</ul>
Schedule &amp; Compensation:<ul>
<li>
Part-time: Typically 10 AM to 4 PM ( Some Weekends required).</li>
<li>$15 per hour, paid weekly.</li>
<li>Additional hours may be available based on performance and property needs.</li>
</ul>

About the Role
We are looking for a Leasing Office Manager to run the daily operations of our leasing office. This position combines leasing support, tenant relations, office administration, and light bookkeeping. The right candidate will be a self-starter who can learn quickly, take ownership, and operate independently with minimal supervision. You will be expected to manage leasing activity, support property owners, coordinate with maintenance, and ensure the office runs efficiently day to day. 
Key Responsibilities<ul>
<li>
Handle all leasing activities: respond to inquiries, process applications, conduct tours, and prepare leases/renewals.</li>
<li>Serve as the primary contact for tenants, prospects, and property owners.</li>
<li>Maintain accurate records of leads, leases, tenant communications, and property files.</li>
<li>Oversee office operations including phones, emails, correspondence, supplies, and vendor relations.</li>
<li>Coordinate with the maintenance team and vendors to ensure timely work order completion.</li>
<li>Process rent payments, track delinquencies, and assist with invoicing and reconciliation.</li>
<li>Generate and deliver leasing, occupancy, and financial reports as required.</li>
<li>Ensure compliance with Texas landlord/tenant laws and Fair Housing guidelines.</li>
</ul>
Our Expectations<ul>
<li>
Self-Taught &amp; Independent: You must be able to learn new systems, processes, and responsibilities quickly without constant supervision.</li>
<li>Accountability: You will be responsible for keeping the office organized, ensuring all leasing tasks are completed on time, and following through with tenants and owners.</li>
<li>Attention to Detail: Accuracy in leases, tenant records, and financial entries is required.</li>
<li>Professionalism: Strong communication skills and customer service are essential when dealing with tenants, prospects, and property owners.</li>
</ul>
Qualifications<ul>
<li>
3+ years in leasing, office management, or property management support.</li>
<li>Strong multitasking and organizational skills.</li>
<li>Bookkeeping/accounting experience (rent posting, invoices, receipts, reconciliations).</li>
<li>Proficiency with Microsoft Office and property management software (DoorLoop, Yardi, AppFolio, or similar).</li>
<li>Strong written and verbal communication.</li>
<li>Must be dependable, proactive, and results-oriented.</li>
</ul>
Pay &amp; Incentives<ul>
<li>
$20 &ndash; $23 per hour, based on experience.</li>
<li>Commission and incentive opportunities available for performance.</li></ul> 
Schedule<ul>
<li>
Monday &ndash; Friday: 9:00 AM &ndash; 5:00 PM
</li><li>Rotating Saturdays: 11:00 AM &ndash; 4:00 PM</li></ul>
