Position Summary: We are seeking a skilled Apartment Maintenance Technician to join our team at our 102-unit property as well as 38-unit property. The ideal candidate will be responsible for ensuring the overall maintenance and upkeep of the properties, including its buildings, grounds, and amenities. This position requires a proactive, detail-oriented individual who can efficiently address maintenance issues, perform repairs, and maintain a safe and attractive living environment for our residents.Responsibilities:<ul><li>Conduct routine inspections of the property to identify maintenance needs and safety hazards.</li><li>Perform preventive maintenance tasks, such as HVAC filter changes, appliance inspections, and plumbing checks.</li><li>Respond promptly to maintenance requests from residents and property management.</li><li>Diagnose and repair issues related to electrical, plumbing, HVAC, and appliances.</li><li>Maintain accurate records of maintenance activities, including work orders, repairs, and inventory.</li><li>Ensure all common areas, including hallways, parking lots, and landscaping, are clean, well-maintained, and free of hazards.</li><li>Assist with unit turnovers, including painting, cleaning, and minor repairs as needed.</li><li>Adhere to safety protocols and regulations while performing maintenance tasks.</li><li>Communicate effectively with residents, property management, and vendors to coordinate maintenance activities and ensure resident satisfaction.</li><li>Participate in on-call rotation for after-hours maintenance emergencies.</li></ul>Qualifications:<ul><li>High school diploma or equivalent.</li><li>Previous experience in apartment maintenance or a related field preferred.</li><li>Strong knowledge of electrical, plumbing, HVAC, and appliance repair techniques.</li><li>Ability to troubleshoot maintenance issues and make timely, effective repairs.</li><li>Excellent communication and customer service skills.</li><li>Detail-oriented with the ability to prioritize tasks and work efficiently.</li><li>Basic computer skills for record-keeping and communication purposes.</li><li>Valid driver's license and reliable transportation.</li></ul>Physical Requirements:<ul><li>Ability to lift and carry up to 50 pounds.</li><li>Ability to stand, walk, climb, kneel, and bend for extended periods.</li><li>Ability to work indoors and outdoors in various weather conditions.</li></ul>Benefits: Potential for rent credit to live onsite at community if needed/requested.We are committed to providing a positive work environment where employees can thrive and grow professionally.
