Multi-Skilled Maintenance Technician

Position Summary: We are seeking a skilled Apartment Maintenance Technician to join our team at our 102-unit property as well as 38-unit property. The ideal candidate will be responsible for ensuring the overall maintenance and upkeep of the properties, including its buildings, grounds, and amenities. This position requires a proactive, detail-oriented individual who can efficiently address maintenance issues, perform repairs, and maintain a safe and attractive living environment for our residents.

Responsibilities:

• Conduct routine inspections of the property to identify maintenance needs and safety hazards.
• Perform preventive maintenance tasks, such as HVAC filter changes, appliance inspections, and plumbing checks.
• Respond promptly to maintenance requests from residents and property management.
• Diagnose and repair issues related to electrical, plumbing, HVAC, and appliances.
• Maintain accurate records of maintenance activities, including work orders, repairs, and inventory.
• Ensure all common areas, including hallways, parking lots, and landscaping, are clean, well-maintained, and free of hazards.
• Assist with unit turnovers, including painting, cleaning, and minor repairs as needed.
• Adhere to safety protocols and regulations while performing maintenance tasks.
• Communicate effectively with residents, property management, and vendors to coordinate maintenance activities and ensure resident satisfaction.
• Participate in on-call rotation for after-hours maintenance emergencies.

Qualifications:

• High school diploma or equivalent.
• Previous experience in apartment maintenance or a related field preferred.
• Strong knowledge of electrical, plumbing, HVAC, and appliance repair techniques.
• Ability to troubleshoot maintenance issues and make timely, effective repairs.
• Excellent communication and customer service skills.
• Detail-oriented with the ability to prioritize tasks and work efficiently.
• Basic computer skills for record-keeping and communication purposes.
• Valid driver's license and reliable transportation.

Physical Requirements:

• Ability to lift and carry up to 50 pounds.
• Ability to stand, walk, climb, kneel, and bend for extended periods.
• Ability to work indoors and outdoors in various weather conditions.
