Immediate Hiring - Quantity SurveyorKey Responsibilities:Pre-construction phase<ul><li>Feasibility studies: Conduct initial studies to help clients establish their project requirements and determine if the proposed work is financially and resourcefully viable.</li><li>Cost planning and estimation: Estimate the cost of materials, labor, and time to develop construction budgets. They analyze drawings and specifications to quantify project requirements.</li><li>Tendering and procurement: Prepare tender documentation, including the &quot;Bill of Quantities&quot; (BoQ), and manage the procurement process by evaluating bids and negotiating contracts with subcontractors and suppliers.</li></ul>Construction phase<ul><li>Cost control: Monitor expenditures against the budget and track costs to ensure the project remains financially on track.</li><li>Contract administration: Administer contracts, including evaluating variations and change orders that may affect project costs.</li><li>Payment and valuation: Prepare financial reports, submit accounts for payment, and value completed work to approve progress payments.</li><li>Risk management: Identify, analyze, and develop responses to commercial risks to protect the project's financial interests.</li></ul>Post-construction phase<ul><li>Final accounts: Negotiate and settle final accounts with all parties at the conclusion of the project.</li><li>Tax and legal advice: In some cases, provide advice on property taxation, life-cycle costing, insurance valuations, and contractual disputes.</li></ul>Essential skills and qualificationsSkills<ul><li>Numerical and analytical skills: Expertise in mathematics and data analysis is crucial for cost estimation and financial management.</li><li>Commercial awareness: A solid understanding of the financial and commercial aspects of construction is essential.</li><li>Negotiation skills: The ability to negotiate contracts and terms with clients and subcontractors is a core competency.</li><li>Communication: Strong written and verbal communication skills are necessary to prepare reports and liaise with various stakeholders.</li><li>Attention to detail: Meticulousness is needed to ensure accurate measurements, budget tracking, and contract documentation.</li><li>Knowledge of technology: Proficiency with relevant software for cost estimation, project management, and reporting is increasingly important.</li></ul>Qualifications<ul><li>A bachelor's degree in quantity surveying, construction management, or a related field is typically required.</li><li>Accreditation from a professional body, such as the Royal Institution of Chartered Surveyors (RICS), is highly valued and often leads to higher career progression.</li><li>Many roles offer an entry path through apprenticeships or by working in an assistant capacity while pursuing professional qualifications.</li></ul>Salary package to be discussed to successful candidate.Job Type: Full-timePay: BD400.000 per month
