Job Purpose:The Liaison Manager &ndash; Civil will be responsible for coordinating with government authorities, local bodies, consultants, and other stakeholders to obtain necessary approvals, clearances, and permissions for civil and real estate projects in Chennai. The role involves ensuring regulatory compliance, maintaining strong stakeholder relationships, and supporting project execution without delays.Key Responsibilities:<ul><li>Regulatory Approvals &amp; Clearances</li><li>Liaise with government departments such as CMDA, DTCP, RERA, TNPCB, Revenue, Local Panchayats, and Municipal Corporations for project approvals.</li><li>Ensure timely submission and follow-up of applications for building plan approvals, land use clearances, NOCs, occupancy/completion certificates, and environmental clearances.</li><li>Stakeholder Management</li><li>Develop and maintain strong relationships with statutory authorities, consultants, and contractors.</li><li>Act as the single point of contact for government liaison matters related to ongoing and upcoming projects.</li><li>Compliance &amp; Documentation</li><li>Ensure projects comply with all legal, statutory, and regulatory requirements.</li><li>Maintain up-to-date records of approvals, licenses, agreements, and correspondence with authorities.</li><li>Coordinate with legal teams for title clearance and land-related documentation.</li><li>Project Support</li><li>Support the project and execution teams by resolving regulatory or statutory issues.</li><li>Provide inputs during project planning regarding compliance requirements and timelines.</li><li>Reporting &amp; Monitoring</li><li>Track approval status, prepare MIS reports, and update management regularly on liaison activities.</li><li>Escalate potential risks or delays in approvals to management with corrective action plans.</li></ul>Key Skills &amp; Competencies:<ul><li>Strong knowledge of civil construction regulations, development control rules, and real estate compliances in Tamil Nadu.</li><li>Excellent networking and relationship management skills with government departments.</li><li>Good communication and negotiation abilities.</li><li>Proactive, detail-oriented, and ability to work under pressure.</li></ul>Qualifications &amp; Experience:<ul><li>Bachelor&rsquo;s Degree in Civil Engineering / Architecture / Urban Planning (preferred).</li><li>8&ndash;12 years of experience in liaisoning for civil construction/real estate projects in Chennai or Tamil Nadu.</li><li>Proven track record of handling government approvals and statutory clearances.</li><li>Fluency in English and Tamil (mandatory).</li></ul>Job Type: Full-timePay: &#8377;45,000.00 - &#8377;80,000.00 per monthBenefits:<ul><li>Health insurance</li><li>Paid sick time</li><li>Paid time off</li><li>Provident Fund</li></ul>Work Location: In person

Liaison Manager – Civil

Role Overview:We are seeking a highly skilled and detail-oriented Senior Quantity Surveyor &amp; Contracts Professional with strong expertise in cost management, contract administration, and project control within the real estate and construction industry. The role involves overseeing cost planning, tendering, contract negotiations, and ensuring compliance with project budgets and timelines across residential, commercial, and mixed-use developments.Key Responsibilities:&middot; Cost Estimation &amp; Budgeting: Prepare accurate cost estimates, BOQs, and feasibility studies for new and ongoing projects. Monitor and control project costs, ensuring alignment with approved budgets. Provide cost/value reconciliation and financial reports.&middot; Contracts Management: Draft, review, and negotiate contracts, subcontracts, and vendor agreements. Ensure compliance with legal, regulatory, and company standards. Manage claims, variations, and dispute resolutions in coordination with legal teams.&middot; Tendering &amp; Procurement: Lead tendering processes including preparation of tender documents, bid evaluations, and recommendations. Negotiate with contractors, vendors, and consultants to secure best value and quality. Maintain vendor databases and support procurement strategy.&middot; Project Monitoring &amp; Reporting: Track project progress and provide cost forecasts and cash flow projections. Conduct value engineering exercises to optimize cost efficiency. Prepare and present MIS reports to senior management.&middot; Team Leadership &amp; Stakeholder Coordination: Guide and mentor junior QS and contract team members. Collaborate with architects, engineers, project managers, and consultants for smooth project execution. Act as the point of contact for all contract and cost-related matters.Key Requirements:&middot; Education: Bachelor&rsquo;s degree in Civil Engineering / Quantity Surveying / Construction Management. Master&rsquo;s degree or RICS certification preferred.&middot; Experience: 8&ndash;12 years of proven experience in Quantity Surveying &amp; Contracts Management in the real estate industry (residential, commercial, or mixed-use projects).&middot; Technical Skills: Strong knowledge of FIDIC/contractual terms and construction laws. Expertise in cost management, tendering, and claims. Proficiency in MS Excel, MS Project/Primavera, AutoCAD, and QS software.&middot; Soft Skills: Strong negotiation and analytical skills. Excellent communication and presentation abilities.
