We are seeking an experienced Legal Advisor to strengthen our legal framework and support our growing portfolio of projects.</p><p><b>
Position Overview:</b><br>
The Legal Advisor will oversee and manage all legal activities related to land acquisition, property development, compliance, documentation, and litigation. The ideal candidate must have 10+ years of proven experience in real estate law, including expertise in property due diligence, RERA compliance, contracts, land laws, and regulatory matters.</p><p><b>
Key Responsibilities:</b></p><div>
1. <b>Legal Due Diligence &amp; Land Acquisition</b><br>
<ul><li>Conduct thorough legal due diligence for land purchases, joint development agreements (JDAs), and property-related transactions.</li><li>Verify title deeds, RTC, mutation records, EC, survey maps, and related land documents.</li><li>Identify legal risks, discrepancies, or encumbrances and provide recommendations.</li></ul></div><div>
2. <b>Documentation &amp; Contracts</b><br>
<ul><li>Draft, review, and negotiate legal documents such as:</li></ul>
&ndash; Sale agreements<br>
&ndash; Sale deeds<br>
&ndash; Power of Attorney<br>
&ndash; Development agreements<br>
&ndash; Lease agreements<br>
&ndash; MOUs and other contractual documents<br>
<ul><li>Ensure compliance with state-specific real estate laws and regulatory requirements.</li></ul></div><div>
3. <b>Regulatory Compliance</b><br>
<ul><li>Ensure 100% compliance with RERA, urban development authorities, town planning departments, and other regulatory bodies.</li><li>Handle approvals related to land conversion, layout sanction, building permits, and other statutory requirements.</li><li>Keep the management updated on changes in laws, regulations, and legal procedures.</li></ul></div><div>
4. <b>Litigation Management</b><br>
<ul><li>Represent the company in property-related disputes, civil matters, and legal hearings.</li><li>Coordinate with external lawyers and track litigation progress.</li><li>Prepare legal notices, replies, and affidavits as required.</li></ul></div><div>
5. <b>Advisory &amp; Risk Management</b><br>
<ul><li>Provide legal guidance to management on strategic decisions, investments, and project planning.</li><li>Identify potential legal risks and propose proactive solutions.</li><li>Ensure proper maintenance and confidentiality of legal records.</li></ul></div><div>
6. <b>Stakeholder Coordination</b><br>
<ul><li>Liaise with government authorities, revenue offices, and legal consultants.</li><li>Support sales, projects, and procurement teams with legal clarifications and documentation.</li></ul></div><p><b>
Required Qualifications &amp; Skills:</b></p><div><b>
Education:</b> Bachelor&rsquo;s degree in Law (LLB); LLM preferred.<br>
<b>Experience:</b> 10+ years of specialized experience in real estate law (mandatory).<br>
<ul><li>Strong understanding of Karnataka land laws, RERA, stamp duty &amp; registration processes.</li><li>Proven expertise in property due diligence and title verification.</li><li>Excellent drafting, negotiation, and communication skills.</li><li>Ability to work independently, manage multiple cases, and make informed decisions.</li><li>High level of integrity, professionalism, and attention to detail.</li></ul></div><div><b>
Preferred Attributes</b><br>
<ul><li>Experience working with real estate developers, land aggregators, or property consultants.</li><li>Strong networking skills within local government departments and legal circles.</li><li>Ability to handle high-pressure situations and strict deadlines.</li></ul></div><p><b>
