We manage our assets with high standards, utilizing modern technology and premium tools to keep our operations running at peak efficiency.We are seeking a versatile Commercial Property Manager / Maintenance Handyman to take ownership of our property portfolio. In this dual role, you will be the face of the property for tenants, manage day-to-day operations, and handle hands-on facility maintenance and light construction tasks.What We Provide to Help You Succeed:<ul><li>Modern Field Tech: You will be equipped with specialized apps to manage work orders, track building assets, and streamline communication.</li><li>A Solid Professional Network: You will work directly with ownership and our established trade partnerships (HVAC, plumbing, electrical) for complex repairs, giving you the support you need when a job requires specialized licensing.</li><li>Consistent, Local Work: No long regional commutes. Our properties and active development sites are concentrated right here in the Charleston market.</li></ul>Key Responsibilities:Hands-On Property Maintenance (60%):<ul><li>Perform routine facility maintenance, including light electrical (switches, ballasts), basic plumbing repairs, drywall patching, painting, hardware installation, and carpentry.</li><li>Maintain property exterior standards, including basic parking lot monitoring, lighting checks, signage upkeep, and overseeing landscape sub-contractors.</li><li>Utilize thermal imaging tools, moisture meters, and other professional diagnostic equipment to identify building envelope issues before they become major liabilities.</li></ul>Property Management &amp; Coordination (40%):<ul><li>Act as the primary, professional point of contact for commercial tenants regarding work orders, lease questions, and property rules.</li><li>Manage property turnover and prepare subdivided or vacant retail spaces for new tenant upfits.</li><li>Coordinate on-site with external contractors, utility companies, and municipal inspectors.</li><li>Log property inspections, material costs, and maintenance schedules accurately using your provided tablet.</li></ul>Qualifications &amp; Skills:<ul><li>Experience: Minimum 3-5+ years of experience in property maintenance, general contracting, commercial facility management, or a related building trade.</li><li>Jack-of-All-Trades Capability: Strong, verifiable skills in general carpentry, basic HVAC, plumbing, and electrical troubleshooting.</li><li>Tech Savvy: Comfortable using mobile apps, digital portals, and tablets to track work orders and log pictures/data from the field.</li><li>Communication Skills: Exceptional interpersonal skills. You must be able to communicate firmly but professionally with commercial tenants and vendors alike.</li><li>Requirements: Must have a valid South Carolina driver&rsquo;s license with a clean driving record and pass a background check.
