Handyman / Remodeler / Property Maintenance Technician

Full Job Description (PART-TIME or FULL TIME)

We are an established commercial real estate owner and developer operating a diverse portfolio of properties, retail spaces, and active construction projects in the North Charleston and Charleston area. We manage our assets with high standards, utilizing modern technology and premium tools to keep our operations running at peak efficiency.

We are seeking a versatile Commercial Property Manager / Maintenance Handyman to take ownership of our property portfolio. In this dual role, you will be the face of the property for tenants, manage day-to-day operations, and handle hands-on facility maintenance and light construction tasks.

Key Responsibilities:

Hands-On Property Maintenance (60%):

  • Perform routine facility maintenance, including light electrical (switches, ballasts), basic plumbing repairs, drywall patching, painting, hardware installation, and carpentry.
  • Maintain property exterior standards, including basic parking lot monitoring, lighting checks, signage upkeep, and overseeing landscape sub-contractors.
  • Utilize thermal imaging tools, moisture meters, and other professional diagnostic equipment to identify building envelope issues before they become major liabilities.

Property Management & Coordination (40%):

  • Act as the primary, professional point of contact for commercial tenants regarding work orders, lease questions, and property rules.
  • Manage property turnover and prepare subdivided or vacant retail spaces for new tenant upfits.
  • Coordinate on-site with external contractors, utility companies, and municipal inspectors.
  • Log property inspections, material costs, and maintenance schedules accurately using your provided tablet.

Qualifications & Skills:

  • Experience: Minimum 3-5+ years of experience in property maintenance, general contracting, commercial facility management, or a related building trade.
  • Jack-of-All-Trades Capability: Strong, verifiable skills in general carpentry, basic HVAC, plumbing, and electrical troubleshooting.
  • Tech Savvy: Comfortable using mobile apps, digital portals, and tablets to track work orders and log pictures/data from the field.
  • Communication Skills: Exceptional interpersonal skills. You must be able to communicate firmly but professionally with commercial tenants and vendors alike.
  • Requirements: Must have a valid South Carolina driver’s license with a clean driving record and pass a background check. Must have your own basic hand tools (specialized testing and diagnostic tools will be provided).
