Annual Maintenance Contract of VRF System (1st Jan 2026 - 31st Dec 2028) Contract Posted On: October 21, 2025 Closing On: October 26, 2025 Job Reference JB004-25-03521 Scope of Work - Annual Maintenance Contract for VRF System Location: Jumeirah Village Circle (JVC), Dubai, UAE System: Variable Refrigerant Flow (VRF) Air Conditioning System Contract Duration: 36 Months Objective To ensure efficient, reliable, and uninterrupted performance of the VRF system throughout the year by performing comprehensive preventive maintenance, inspection, and servicing as per OEM recommendations and best industry practices. System Overview The VRF system serves the common areas and apartments of Villa Myra Building and consists of: <ul> <li>Indoor cassette, ducted, and wall mounted units</li> <li>Control system (central and local controllers)</li> <li>Drain piping and insulation network</li> <li>Associated electrical components and panels</li> </ul> Service Schedule Major Service: Once per year - Typically, before summer season Minor Service: Three times per year - Every quarter after major service Scope of Work (not limited to below) To be carried out once annually and includes: <ul> <li>System Shutdown and Inspection</li> <li>Isolate power supply and perform safe shutdown.</li> <li>Visual inspection of outdoor and indoor units for damages, corrosion, or leaks.</li> <li>Check refrigerant circuit for oil traces and potential leaks.> </li><li>Cleaning Activities</li> <li>Thorough chemical cleaning of indoor coil fins using non corrosive coil cleaner.</li> <li>Cleaning of outdoor condenser coils using high pressure water and approved chemicals.</li> <li>Cleaning and disinfecting all indoor unit drain pans and strainers.</li> <li>Flushing and clearing of condensate drain lines.</li> <li>Cleaning of fan blower wheels and filters.</li> <li>Mechanical and Electrical Checks</li> <li>Tightening of all electrical terminals, contactors, and relays.</li> <li>Inspection and testing of compressor amperage, voltage, and insulation resistance.</li> <li>Check and recalibrate thermistors and sensors.</li> <li>Check condition and operation of fan motors, bearings, and blades.</li> <li>Verify operation of expansion valves and refrigerant circuit.</li> <li>Refrigerant and Cooling Performance</li> <li>Check refrigerant pressure, temperature, and superheat/subcool values.</li> <li>Verify refrigerant level; top up if necessary (subject to approval and separate billing if leakage found).</li> <li>Performance test of the entire system to ensure cooling efficiency.</li> <li>Control System and BMS Check</li> <li>Inspect and test control panels, timers, and remote controllers.</li> <li>Confirm system integration with Building Management System (BMS) if applicable.</li> <li>Final Testing and Reporting</li> <li>Record operating parameters (pressure, current, voltage, temperature).</li> <li>Submit detailed service report with findings, recommendations, and photos.</li> </ul> B. Minor Service (Quarterly Preventive Maintenance) To be carried out three times per year and includes: <ul> <li>Cleaning of indoor unit filters and front panels.</li> <li>Cleaning of drain pans and clearing of drain lines.</li> <li>Inspection of refrigerant piping and insulation.</li> <li>Check operation of indoor and outdoor fans.</li> <li>Electrical connection inspection and tightening.</li> <li>Measure and record operating pressures and temperatures.</li> <li>Ensure control systems, sensors, and thermostats are functioning correctly.</li> <li>Visual inspection of outdoor units for debris and obstructions.</li> <li>Light coil cleaning (if required).</li> <li>Submit service report with observations and recommendations.</li> <li>Contractor shall provide emergency breakdown support during working hours at no additional charge.</li> <li>Emergency response time shall not exceed 4 hours for critical issues.</li> </ul> Documentation and Reporting The contractor shall provide: <ul> <li>Preventive maintenance checklist for each service.</li> <li>Annual performance summary report after the major service.</li> <li>Log of any corrective or breakdown works performed.</li> </ul> Health, Safety, and Environment (HSE) <ul> <li>All maintenance works must comply with Dubai Municipality, RERA, and Trakhees safety standards.</li> <li>Use of personal protective equipment (PPE) is mandatory.</li> <li>Disposal of condensate waste and chemicals must follow environmental regulations.</li> </ul> Contractor Responsibilities <ul> <li>Deploy trained HVAC technicians with VRF experience.</li> <li>Maintain minimum stock of consumables and filters.</li> <li>Ensure all tools and test equipment are calibrated and approved.</li> <li>Coordinate with building management prior to every service visit.</li> </ul> Building Management Responsibilities <ul> <li>Provide access to all plant rooms, apartments (where applicable), and service areas.</li> <li>Ensure power and water availability during maintenance.</li> <li>Review and approve service reports and recommendations.</li> <li>Four service visits per year (1 Major + 3 Minor).</li> <li>Emergency breakdown support.</li> <li>Annual performance report with recommendations for system improvement.</li> </ul> Villa Myra Residential Villa Myra, Jumeirah Village Circle, Dubai, United Arab Emirates<img src="https://www.jobg8.com/Tracking.aspx?Lpr6zL7TZRHyLXTqm72XxYJeRwkcanjxy" width="0" height="0" />

Annual Maintenance Contract (AMC) - Swimming Pool Maintenance - Jan to Dec 2026 Contract Posted On: October 21, 2025 Closing On: October 27, 2025 JOB REFERENCE: JB004-25-03516 Overview The Community, Jumeirah Village Triangle, Dubai, United Arab Emirates Responsibilities <ul> <li>Maintain pH, chlorine, and pool water parameters as per Dubai Municipality Public Health standards using approved chemical dosing.</li> <li>Maintain overall pool water quality through cleaning, vacuuming, brushing, skimming, and dosing as required.</li> <li>Supply and dose sanitizing chemicals (chlorine, pH stabilizers, etc.) and maintain correct balance of disinfectants.</li> <li>Clean and remove debris from the pool, skimmers, overflow channels, and pump baskets.</li> <li>Perform backwashing of filters as indicated by pressure differential or operational requirements.</li> <li>Periodically inspect filters, valves, dosing systems, lighting, and other pool operational components; record readings in the logbook.</li> <li>Report and recommend any required repairs, replacements, or corrective actions to maintain optimal performance.</li> <li>Ensure correct water level for proper pump operation.</li> <li>Test and adjust pool chemical parameters, including: pH (7.3 - 7.7 depending on pool finish); Free Chlorine: 1-3 ppm; Free Bromine: 3-5 ppm; Total Alkalinity, Calcium Hardness, and Stabilizer (as per DM guidelines).</li> <li>Add pool shock treatment periodically to prevent algae and contamination.</li> <li>Clean tile waterline, remove organic debris, and ensure clarity and hygiene of water.</li> <li>Perform super-chlorination once per month or as required based on test findings.</li> <li>Adjust stabilizer and oxidizer levels to maintain water balance.</li> <li>Ensure all tools, materials, and waste are cleared after work completion.</li> <li>Ensure correct water level for proper pump operation.</li> </ul> Safety and Compliance <ul> <li>All personnel shall wear full PPE (uniform, gloves, mask, etc.) during maintenance.</li> <li>The work area shall be properly cordoned with safety signage.</li> <li>Site shall be cleaned and restored to original condition after each visit.</li> <li>Vendor shall be fully responsible for any injury or liability arising during execution.</li> <li>Routine chemical testing using approved digital kits to be conducted twice monthly.</li> <li>Microbiological and Legionella tests are not included in this AMC and shall be quoted separately upon client request, if required by Dubai Municipality.</li> <li>All works shall comply with Dubai Municipality Pool & Public Health Safety Regulations.</li> </ul> Deliverables <ul> <li>Monthly maintenance report with chemical test results.</li> <li>Logbook of readings, dosing records and observations.</li> <li>Annual pool condition summary and compliance certificate (if applicable).</li> </ul><img src="https://www.jobg8.com/Tracking.aspx?4kaojKT%2bAE4QalqE9MNgFm%2fAjQoLjf%2bWn" width="0" height="0" />
