This position is responsible for leasing apartments, delivering excellent customer service, maintaining accurate records, and supporting the overall operations of the community.Essential Duties and ResponsibilitiesLeasing &amp; Marketing &middot; Greet and qualify prospects by covering all rental criteria and utilizing guest cards. &middot; Conduct tours of the community and model apartments, highlighting features and benefits tailored to the prospect&rsquo;s needs. &middot; Process applications, verify rental history, and prepare lease paperwork in accordance with company procedures and Fair Housing regulations. &middot; Ensure apartments are move-in ready and that all new residents are oriented to the community. &middot; Follow up promptly with prospects and applicants to close sales and maintain occupancy goals. &middot; Participate in neighborhood and outreach marketing efforts to attract new residents. &middot; Assist in monitoring and reporting on advertising effectiveness and market trends.Administrative Support &middot; Accurately record and process all leasing data in RealPage. &middot; Maintain organized and up-to-date resident files and lease documentation. &middot; Accept rental payments and submit to the Property Manager daily. &middot; Prepare lease renewals and track follow-ups to ensure timely execution. Assist in LIHTC recertifications and new lease files. &middot; Assist the management team with reports, notices, and other administrative tasks as assigned.Resident Relations &amp; Retention &middot; Respond to resident inquiries and concerns with professionalism and empathy, ensuring prompt resolution. &middot; Enter and follow up on maintenance service requests, ensuring work orders are completed to resident satisfaction. &middot; Support community events and initiatives that foster resident engagement and satisfaction. &middot; Maintain excellent communication with the Property Manager and Maintenance Supervisor. &middot; Contribute to the overall cleanliness, safety, and curb appeal of the community.Qualifications &amp; Skills&middot; Minimum of two (2) years of apartment leasing experience required; LIHTC experience strongly preferred. &middot; Fair Housing Certification, or willingness to obtain prior to interacting with prospective residents. &middot; Excellent verbal and written communication skills. &middot; Strong customer service, sales, and problem-solving abilities. &middot; Proficient with Microsoft Office Suite and property management software (RealPage preferred). &middot; Professional appearance and demeanor with a positive, team-oriented attitude. &middot; Ability to work a flexible schedule, including evenings and weekends.Additional Requirements&middot; Attendance and punctuality are essential to job performance. &middot; Must comply with all company policies, including those outlined in the Employee Handbook and LIHTC program regulations. &middot; Maintain a safe and compliant work environment; report and address unsafe conditions promptly.BenefitsAs a H&#333;M Flats employee, your Healthcare, Dental, Vision, Life Insurance, and Long &amp; Short-Term Disability coverage are paid 100% by the employer.
