 We are looking for an exceptional Senior BD Manager &ndash; Investments, Feasibility, Proposals &amp; Bids to join our Business Development team. This is a critical leadership role responsible for leading financial underwriting, feasibility analysis, investment proposal development, and bid management for industrial and logistics real estate developments and acquisitions. You will serve as a key gatekeeper in evaluating new opportunities, shaping compelling value propositions, and driving disciplined, value-accretive growth.
 
 
 
 
 
 
 Responsibilities
 
 
 
 
 Feasibility &amp; Financial Underwriting
 
 
 <ul>
 <li>
 Lead comprehensive feasibility studies for development and acquisition opportunities
 </li>
 <li>
 Develop and maintain advanced financial models (DCF, IRR, NPV, sensitivities)
 </li>
 <li>
 Define information requirements and integrate inputs from Development, Finance, Legal, and Asset Management
 </li>
 <li>
 Validate key assumptions including land pricing, construction costs, lease-up, and exit strategy
 </li>
 <li>
 Identify key commercial and delivery risks early and recommend mitigation strategies
 </li>
 <li>
 Maintain and enhance standardized underwriting tools and market benchmarks
 </li>
 </ul>
 
 
 Investment Proposals &amp; Business Cases
 
 
 <ul>
 <li>
 Prepare high-quality investment memoranda and development business cases
 </li>
 <li>
 Develop clear project positioning and differentiated value propositions (USP)
 </li>
 <li>
 Prepare and deliver Investment Committee and Board presentations to secure approvals
 </li>
 <li>
 Ensure consistency, accuracy, and auditability of all submissions
 </li>
 </ul>
 
 
 Bid &amp; Tender Management
 
 
 <ul>
 <li>
 Lead end-to-end preparation and submission of bids, RFPs, and tender responses
 </li>
 <li>
 Develop competitive commercial and financial strategies to maximize win probability
 </li>
 <li>
 Coordinate cross-functional inputs to ensure compliant and compelling submissions
 </li>
 <li>
 Manage bid timelines, governance, and post-submission clarifications and negotiations
 </li>
 <li>
 Maintain and improve bid templates and content library
 </li>
 </ul>
 
 
 Pipeline Collaboration &amp; Opportunity Advancement
 
 
 <ul>
 <li>
 Partner with the Senior BD Manager &ndash; Market Intelligence &amp; Origination to screen and advance opportunities
 </li>
 <li>
 Provide preliminary underwriting and commercial input for early-stage opportunities
 </li>
 <li>
 Engage with tenants, investors, development partners, advisors, and government entities
 </li>
 <li>
 Coordinate with Project Development, Finance, Legal, and Asset Management teams
 </li>
 <li>
 Contribute to portfolio planning and capital allocation discussions
 </li>
 </ul>
 
 
 
 
 
 Qualifications
 
 
 <ul>
 <li>
 Bachelor's in Real Estate, Finance, Business, Economics, or Engineering ,MBA or relevant Master's degree preferred
 </li>
 <li>
 8&ndash;12+ years in real estate investment, development, or BD
 </li>
 <li>
 Strong feasibility studies and financial modeling expertise
 </li>
 <li>
 Industrial &amp; logistics real estate exposure strongly preferred
 </li>
 <li>
 Saudi Arabia / GCC experience preferred
 </li>
 <li>
 Track record in successful bid submissions is a plus
 </li>
 </ul>
