We are looking for an exceptional Senior BD Manager – Investments, Feasibility, Proposals & Bids to join our Business Development team. This is a critical leadership role responsible for leading financial underwriting, feasibility analysis, investment proposal development, and bid management for industrial and logistics real estate developments and acquisitions. You will serve as a key gatekeeper in evaluating new opportunities, shaping compelling value propositions, and driving disciplined, value-accretive growth.
Responsibilities
Feasibility & Financial Underwriting

Lead comprehensive feasibility studies for development and acquisition opportunities

Develop and maintain advanced financial models (DCF, IRR, NPV, sensitivities)

Define information requirements and integrate inputs from Development, Finance, Legal, and Asset Management

Validate key assumptions including land pricing, construction costs, lease-up, and exit strategy

Identify key commercial and delivery risks early and recommend mitigation strategies

Maintain and enhance standardized underwriting tools and market benchmarks
Investment Proposals & Business Cases

Prepare high-quality investment memoranda and development business cases
-
Develop clear project positioning and differentiated value propositions (USP)

Prepare and deliver Investment Committee and Board presentations to secure approvals

Ensure consistency, accuracy, and auditability of all submissions
Bid & Tender Management

Lead end-to-end preparation and submission of bids, RFPs, and tender responses

Develop competitive commercial and financial strategies to maximize win probability

Coordinate cross-functional inputs to ensure compliant and compelling submissions

Manage bid timelines, governance, and post-submission clarifications and negotiations

Maintain and improve bid templates and content library
Pipeline Collaboration & Opportunity Advancement

Partner with the Senior BD Manager – Market Intelligence & Origination to screen and advance opportunities

Provide preliminary underwriting and commercial input for early-stage opportunities

Engage with tenants, investors, development partners, advisors, and government entities

Coordinate with Project Development, Finance, Legal, and Asset Management teams

Contribute to portfolio planning and capital allocation discussions
Qualifications

Bachelor's in Real Estate, Finance, Business, Economics, or Engineering ,MBA or relevant Master's degree preferred
-
8–12+ years in real estate investment, development, or BD
-
Strong feasibility studies and financial modeling expertise

Industrial & logistics real estate exposure strongly preferred

Saudi Arabia / GCC experience preferred

Track record in successful bid submissions is a plus
