JOB TITLE: Union Building EngineerPRIMARY REPORTING: Chief EngineerJOB STATUS: Non-ExemptJOB OBJECTIVE: Maintain, repair, and improve building systems and fixtures to keep the property operating safely and efficiently.ADDITIONAL BENEFIT INFORMATION: Employer pays 100% of the family premium for Medical, Dental, and Vision though the Union.JOB FUNCTIONS:This position supports the day‑to‑day upkeep of the building and its systems, helping ensure a safe, clean, and well‑maintained environment. Responsibilities include:<ul><li>Performing repairs to restroom fixtures, including toilets and soap dispensers</li><li>Repairing and maintaining heating components such as registers and radiators</li><li>Replacing lamps and cleaning light fixtures</li><li>Removing and reinstalling ceiling tiles as needed</li><li>Maintaining, repairing, and replacing door hardware</li><li>Performing maintenance painting in equipment rooms, cooling towers, and other building areas</li><li>Replacing air filters in HVAC equipment</li><li>Performing preventative maintenance on all mechanical equipment</li><li>General cleaning of mechanical spaces and perimeter induction units</li><li>Cleaning and organizing equipment in the engine room and shop</li><li>Performing miscellaneous handyman tasks using basic hand tools</li><li>Replacing fire extinguishers when required</li><li>Cleaning air vents and roof drains</li><li>Supporting the Chief Engineer with vendor management and the RFP process</li></ul>JOB QUALIFICATIONS:<ul><li>Basic operations, tools, and terms used in building construction and maintenance.</li><li>Knowledge of methods of cleaning and preserving floors, walls and fixtures.</li><li>Knowledge of cleaning materials, disinfectants and equipment used in custodial work.</li></ul>ABILITY TO:<ul><li>Work efficiently under pressure.</li><li>Understand and carry out oral and written instructions.</li><li>Work cooperatively with those contacted in the course of work.</li><li>Respond to emergency callbacks on matters affecting maintenance and safety.</li><li>Perform a wide variety of building maintenance tasks.</li><li>Use computer to input/update work orders.</li><li>Follow recommended procedures and techniques to safely perform duties.</li><li>Must be able to communicate in English (speaking, writing and reading) at a level to safely and effectively perform the essential functions.</li></ul>PHYSICAL REQUIREMENTS:<ul><li>Frequent sitting, squatting, crawling, and climbing of stairs.</li><li>Occasional lifting, carrying, pushing, and pulling up to 50 lbs.</li><li>Occasional work at a rapid pace.</li><li>Frequent walking, stooping, kneeling, and climbing of ladders.</li><li>Frequent body twisting and reaching.</li><li>Frequent use of balance.</li><li>Constant standing.</li><li>Frequent use of tactile, audio, and visual acuity.</li><li>Frequent use of oral communication.</li><li>Occasional use of written communication.</li><li>Constant use of manual dexterity. </li></ul>PROTECTIVE EQUIPMENT:<ul><li>Frequent use of protective wear for the eyes, ears, head, arms, face, hands, and fingers.</li></ul>Job Type: Full-timePay: $50.28 per hourBenefits:<ul><li>401(k)</li><li>Dental insurance</li><li>Flexible spending account</li><li>Health insurance</li><li>Paid time off</li><li>Parental leave</li><li>Vision insurance</li></ul>Work Location: In person
