Pace Property Management

The Property Manager position reports directly to the Operations Manager. This is a full-time, 40-hour-per-week position. The typical work schedule is from Monday to Thursday, 07:30 am to 5:00 pm, Friday 07:30-12:00 (remote/in-office). However, the schedule may vary when apartment showings are necessary and can include weekend appointments.*The ideal candidate for this position should have excellent people skills, be detail-oriented, prompt, dependable, and able to work well under pressure. They should also be able to multitask effectively.Responsibilities include:<ul><li>Answering of incoming company phone calls</li><li>Assisting residents and prospective residents with questions and/or concerns</li><li>Entering service requests into Appfolio as needed</li><li>Coordinating the schedule of internal labor</li><li>Maintenance</li><li>landscaping</li><li>cleaning</li><li>Coordinating local / online vendors when needed</li><li>Ordering: appliances, equipment, parts, supplies and etc when needed</li><li>Following up on guest cards in Appfolio as quickly as possible upon receipt</li><li>Setting appointments to show prospective residents&rsquo; apartments/homes</li><li>Showing prospective residents&rsquo; apartments/homes</li><li>Processing applications for residency</li><li>Preparing new leases, addendums and renewals</li><li>Assisting applicants with the leasing process including obtaining utility account numbers and renter&rsquo;s insurance prior to move in</li><li>Preparation of the move-in gifts</li><li>Being creative in marketing material and reaching new clients and tenants</li><li>Including assisting in social media promotion</li><li>Building reports such as:</li><li>Delinquencies reports</li><li>market comparable</li><li>weekly leasing</li><li>renewal reports</li><li>Inspection of apartments/homes prior to move-in to ensure PACE quality standards are met</li><li>Completing move-out inspection - detailed notes and photos</li><li>Posting rent checks</li><li>Legal Action</li><li>3-Day notice preparation, posting and mailing</li><li>7-Day Cure to Quit</li><li>Being present during court hearings</li><li>Filing as needed</li><li>Etc</li><li>Any other items requested by the Operations Manager or Executive Team as they arise</li></ul>Skills and Requirements<ul><li>Ability to read, write and understand English</li><li>Ability to use general office equipment such as smartphone, texting, computer, printer and copier.</li><li>MS office, google drive, adobe software, Airbnb,</li><li>Must have a smart phone and a data plan to connect to</li><li>(AppFolio software and ring central phone service)</li><li>Excellent customer service and interpersonal skills with the ability to relate to others.</li><li>Strong organizational and time-management skills.</li><li>Attention to detail.</li><li>Ability to multi-task.</li><li>Ability to perform basic mathematical functions.</li><li>Ability to cope with and defuse situations involving angry or difficult people.</li><li>Ability to maintain confidentiality.</li><li>Must maintain professional appearance and comply with prescribed uniform policy.</li><li>Must maintain a valid driver&rsquo;s license, clean driving record and current auto insurance.</li></ul>Benefits:<ul><li>Vacation &amp; PTO</li><li>Education reimbursement</li><li>Casual dress code</li><li>Company apparel</li><li>Access to company equipment</li><li>Access to company library of books</li><li>Full kitchen at office</li><li>(reverse osmosis water)</li><li>Free coffee and tea</li><li>Flexibility at a growing company</li></ul>Job Type: Full-timePay: $40,000.00 - $50,000.00 per yearBenefits:<ul><li>401(k)</li><li>401(k) matching</li><li>Employee discount</li><li>Paid time off</li><li>Professional development assistance</li><li>Referral program</li></ul>Education:<ul><li>High school or equivalent (Required)</li></ul>Experience:<ul><li>Property management: 3 years (Required)</li><li>real estate: 4 years (Required)</li></ul>License/Certification:<ul><li>Iowa real estate sales /broker associate (Preferred)</li></ul>Work Location: In person
