The Property Manager position reports directly to the Operations Manager. This is a full-time, 40-hour-per-week position. The typical work schedule is from Monday to Thursday, 07:30 am to 5:00 pm, Friday 07:30-12:00 (remote/in-office). However, the schedule may vary when apartment showings are necessary and can include weekend appointments.

The ideal candidate for this position should have excellent people skills, be detail-oriented, prompt, dependable, and able to work well under pressure. They should also be able to multitask effectively.
Responsibilities include:
- Answering of incoming company phone calls
- Assisting residents and prospective residents with questions and/or concerns
- Entering service requests into Appfolio as needed
- Coordinating the schedule of internal labor
- Maintenance
- landscaping
- cleaning
- Coordinating local / online vendors when needed
- Ordering: appliances, equipment, parts, supplies and etc when needed
- Following up on guest cards in Appfolio as quickly as possible upon receipt
- Setting appointments to show prospective residents’ apartments/homes
- Showing prospective residents’ apartments/homes
- Processing applications for residency
- Preparing new leases, addendums and renewals
- Assisting applicants with the leasing process including obtaining utility account numbers and renter’s insurance prior to move in
- Preparation of the move-in gifts
- Being creative in marketing material and reaching new clients and tenants
- Including assisting in social media promotion
- Building reports such as:
- Delinquencies reports
- market comparable
- weekly leasing
- renewal reports
- Inspection of apartments/homes prior to move-in to ensure PACE quality standards are met
- Completing move-out inspection - detailed notes and photos
- Posting rent checks
- Legal Action
- 3-Day notice preparation, posting and mailing
- 7-Day Cure to Quit
- Being present during court hearings
- Filing as needed
- Etc
- Any other items requested by the Operations Manager or Executive Team as they arise
Skills and Requirements
- Ability to read, write and understand English
- Ability to use general office equipment such as smartphone, texting, computer, printer and copier.

- Must have a smart phone and a data plan to connect to
- (AppFolio software and ring central phone service)
