OPERATIONS MANAGER Real Estate | Rehab | Property Management Full-Time | Hybrid/Remote (U.S. Eastern Hours)This is not a VA role.I run a Detroit-based real estate investment, rehab, and property management operation. I am rebuilding a lean, operator-driven business for 2026 and beyond. I need an Operations Manager to work directly with me and own the administrative and coordination engine behind deals, rehabs, and properties.If you are strong at paperwork, follow-through, scheduling, compliance, and closing loops, this role fits. If you need constant direction or narrow task definitions, it does not.WHAT YOU OWN (END-TO-END)Transactions<ul><li>Coordinate contracts, amendments, contingencies, and closings</li><li>Maintain complete, organized deal files</li><li>Chase missing documents and close open items</li></ul>Rehab Operations<ul><li>Admin-side rehab implementation and coordination</li><li>Coordinate contractors and vendors</li><li>Schedule inspections, trades, utilities, and site access</li><li>Maintain Buildertrend budgets, POs, invoices, photos, and documentation</li></ul>Property &amp; Compliance Administration<ul><li>Start, stop, and transfer utilities</li><li>Handle city registrations, renewals, affidavits, and compliance tracking</li><li>Coordinate Section 8 and city inspections</li><li>Manage re-inspection loops until pass</li></ul>Financial Process Coordination (Not Accounting)<ul><li>Intake and organize invoices, bills, and receipts</li><li>Match work completed to POs and invoices</li><li>Submit clean packets to bookkeeping</li><li>Assemble and track lender draw packets</li></ul>Systems &amp; Data Integrity<ul><li>Keep Asana, property management software, Pipedrive, and Drive accurate</li><li>Maintain folder structure, naming conventions, and SOP adherence</li></ul>Execution &amp; Follow-Through<ul><li>Follow up with vendors, inspectors, utilities, and third parties</li><li>Resolve breakdowns and delays</li><li>Escalate only when blocked, with a proposed solution</li></ul>WHAT THIS ROLE IS NOT<ul><li>Not a virtual assistant</li><li>Not a sales role</li><li>Not a calendar or priority gatekeeper</li><li>Not a &ldquo;wait for instructions&rdquo; position</li></ul>Once a task is assigned, you own it until it is done.WHO THIS IS FOR<ul><li>Background in real estate operations, property management, title, lending, or construction admin</li><li>Clear written communication and professional judgment</li><li>Highly organized and reliable</li><li>Comfortable dealing with vendors, inspectors, utilities, and government offices</li><li>Calm, direct, and not emotionally reactive</li><li>Accurate and confidential with financial and property data</li></ul>SCHEDULE<ul><li>Full-time, Monday&ndash;Friday</li><li>U.S. Eastern Time business hours</li></ul>REPORTINGYou report directly to me and work with me daily.COMPENSATIONCompetitive base.
