We are building an in-house capability to control our fit-out programme end to end &mdash; and this role is central to that ambition.The RoleWe are seeking an exceptional Project Manager to own the full lifecycle of our commercial fit-out projects &mdash; from material sourcing and supplier negotiation through to contractor management and on-site delivery.This is a dual-mandate position: equal parts procurement strategist and delivery manager. Your mission is to secure superior materials and trades, hold contractors to a high standard, and deliver finished space faster, better, and at a lower direct cost than any externally managed alternative. You will not administer a process someone else designed &mdash; you will design it and own the outcome.What You Will OwnProcurement &amp; Sourcing<ul><li>Build and continuously improve a vetted supplier base for fit-out materials (flooring, joinery, glazing, ceilings, MEP fixtures, sanitaryware, doors, lighting).</li></ul><ul><li>Source directly from manufacturers, distributors, and trade suppliers to remove markup and capture better quality at better rates.</li></ul><ul><li>Negotiate pricing, payment terms, lead times, and warranties &mdash; and benchmark every quote against the market.</li></ul><ul><li>Maintain a live cost database so we always know the true, direct price of every material we buy.</li></ul>Contractor &amp; Subcontractor Management<ul><li>Tender, evaluate, appoint, and manage main contractors and specialist subcontractors.</li></ul><ul><li>Conduct line-by-line review of every BOQ and quotation to eliminate inflated rates, duplicated scope, and hidden margin.</li></ul><ul><li>Hold trades accountable to programme, quality, and HSE standards through to handover and defects close-out.</li></ul>Project Delivery &amp; Coordination<ul><li>Plan and sequence each fit-out for the shortest credible delivery window without compromising finish quality.</li></ul><ul><li>Coordinate all parties &mdash; suppliers, contractors, consultants, building management, and authorities.</li></ul><ul><li>Manage approvals and compliance with DMCC, DDA, Civil Defence, and relevant authority requirements for JLT premises.</li></ul><ul><li>Run the site: progress, snagging, quality control, and final handover to leasing-ready condition.</li></ul>Cost &amp; Performance Control<ul><li>Own the project budget and report against it with discipline.</li></ul><ul><li>Drive measurable savings on materials and labour while protecting &mdash; never diluting &mdash; the finished standard.</li></ul><ul><li>Report progress, cost, and risk to ownership in clear, decision-ready terms.</li></ul>What Success Looks Like<ul><li>Material costs reduced through direct sourcing, with quality demonstrably maintained or improved.</li></ul><ul><li>Fit-out programmes delivered ahead of market-standard timelines.</li></ul><ul><li>A reliable, competitive supplier and contractor network that we own as an asset.</li></ul><ul><li>Zero surprises: budgets, timelines, and quality known and controlled at every stage.</li></ul>Education &amp; QualificationsRequired<ul><li>Bachelor&rsquo;s degree in Civil Engineering, Architecture, Construction Management, Quantity Surveying, Interior Design, or a related built-environment discipline.</li></ul><ul><li>3+ years managing commercial fit-out, interior, or construction projects in the UAE &mdash; ideally Dubai.</li></ul>Preferred (one or more)<ul><li>Professional certification: PMP (Project Management Professional), RICS, CIPS (procurement), or chartered engineering status.</li></ul><ul><li>HSE qualification (e.g., NEBOSH / IOSH) relevant to UAE site management.</li></ul><ul><li>Diploma-level technical qualification combined with an exceptional delivery track record will also be considered in lieu of a degree.</li></ul>Experience &amp; SkillsEssential<ul><li>Demonstrable procurement strength &mdash; a real track record of sourcing materials and negotiating rates that beat the market.</li></ul><ul><li>Hands-on contractor and subcontractor management, from tender to handover.</li></ul><ul><li>Fluency in UAE authority approvals and fit-out compliance (DMCC / DDA / Civil Defence / building management).</li></ul><ul><li>Sharp commercial instinct &mdash; you read a BOQ and immediately see where the money is hiding.</li></ul><ul><li>An established network of suppliers and trades you can mobilise from day one.</li></ul>Languages<ul><li>English &mdash; essential (written and spoken).</li></ul>Attributes<ul><li>Owner&rsquo;s mindset &mdash; you treat our money as your own.</li></ul><ul><li>Relentless on quality, speed, and price simultaneously, refusing to trade one for another.</li></ul><ul><li>Direct, organised, and accountable &mdash; you bring solutions, not problems.</li></ul>What We Offer<ul><li>A genuinely autonomous mandate with direct access to ownership and fast decision-making.</li></ul><ul><li>The opportunity to build a delivery function from the ground up and own its results.</li></ul><ul><li>A competitive, performance-linked package commensurate with experience and outcomes.</li></ul><ul><li>A growing portfolio and a clear path to expanded responsibility as we scale.</li></ul>How to ApplySubmit your CV together to hrregentscar@gmail.com with a short note on one fit-out project where you delivered better quality at a lower cost - what you sourced, how you negotiated, and what you saved.
