SDRE is seeking an experienced and strategic Director of Purchasing to lead our Purchasing &amp; Estimating team. In this role, you will drive cost strategy, vendor negotiations, plan estimation, bidding, rebate programs, and cross-departmental collaboration to ensure alignment with overall business goals. This position plays a key role in shaping product offerings, ensuring cost control, and supporting company growth through effective procurement and operational leadership.Key Responsibilities:Team Leadership<ul><li>Lead, recruit, coach, and develop a high-performing Purchasing &amp; Estimating team</li><li>Promote a culture of accountability, innovation, and collaboration</li><li>Foster strong internal relationships across departments (Construction, Land Acquisition, Forward Planning, Design)</li></ul>Cost Strategy &amp; Management<ul><li>Oversee budgeting, bidding, feasibility studies, and direct cost estimation</li><li>Provide regular cost reporting and insights to leadership team</li><li>Implement quarterly cost-saving initiatives and track results</li></ul>Vendor &amp; Trade Partner Management<ul><li>Lead subcontractor and vendor selection process aligned with project budgets, schedules and field performance</li><li>Build and maintain strong relationships with trade partners and material vendors</li><li>Negotiate pricing, agreements, and assist with contract compliance</li><li>Monitor market trends, commodity prices, labor availability, and material costs</li></ul>Process Oversight &amp; Optimization<ul><li>Manage purchase orders, change orders, and vendor pricing updates</li><li>Maintain and update detailed, accurate scopes of work in collaboration with Construction leadership team</li><li>Support product design and value engineering to ensure quality and cost-efficiency</li><li>Ensure consistency in specifications and adherence to company standards</li></ul>National Purchasing Initiatives <ul><li>Manage existing rebate programs and pursue new opportunities</li><li>Provide quarterly rebate tracking and forecasting to the leadership team</li></ul>Strategic Support<ul><li>Assist Land Acquisition with direct cost estimates for feasibility studies and underwriting</li><li>Collaborate on new community planning and plan development</li></ul>Qualifications:Experience &amp; Skills<ul><li>5+ years in residential construction purchasing, estimating, or procurement</li><li>Proven ability to lead teams and manage multiple projects simultaneously</li><li>Strong estimating, takeoff, budgeting, and vendor negotiation skills</li><li>Solid knowledge of residential construction operations and cost drivers</li><li>Proficient in Microsoft Office; Procore experience preferred</li><li>Ability to read and interpret blueprints and construction documents</li><li>Experience working with senior leadership and cross-functional teams</li></ul>Personal Attributes<ul><li>Strategic thinker with attention to detail and a results-driven mindset</li><li>Highly organized, proactive, and process-oriented</li><li>Strong communicator and collaborator</li><li>Motivated to exceed expectations and meet deadlines</li><li>Positive, professional, and solutions-focused</li></ul>Why Join Us?<ul><li>Be part of a forward-thinking team shaping the future of residential construction</li><li>Make a direct impact on profitability, efficiency, and product excellence</li><li>Competitive compensation and benefits</li><li>Opportunity for growth in a dynamic and supportive environment</li></ul>Job Type: Full-timePay: $135,000.00 - $155,000.00 per yearBenefits:<ul><li>401(k)</li><li>401(k) matching</li><li>Dental insurance</li><li>Health insurance</li><li>Life insurance</li><li>Paid time off</li><li>Vision insurance</li></ul>Work Location: In person
