Our location offers an excellent work-life balance, with close proximity to Myrtle Beach, SC and Wilmington, NC.Position SummaryWe are seeking an experienced Marketing Director to lead all marketing, branding, and public relations efforts for our four business units:<ul><li>Vacation Rentals</li><li>Real Estate Sales</li><li>Boutique Inn</li><li>Restaurant</li></ul>This role is responsible for strategy, execution, performance reporting, digital marketing, content development, and community engagement.ResponsibilitiesMarketing Strategy &amp; Leadership<ul><li>Develop and manage the annual marketing plan and budget.</li><li>Lead brand strategy for all company divisions.</li><li>Collaborate with Revenue Management, Reservations, Real Estate Sales, Operations, and Ownership.</li><li>Manage relationships with vendors, agencies, and photographers/videographers.</li></ul>Vacation Rental &amp; Hospitality Marketing<ul><li>Optimize listings on OTAs and other platforms.</li><li>Align campaigns with pricing, pacing, and seasonal demand.</li><li>Manage review and reputation channels</li><li>Create guest lifecycle campaigns (lead &rarr; booking &rarr; stay &rarr; review &rarr; repeat).</li></ul>Real Estate Marketing<ul><li>Support agents with listing materials, digital ads, brochures, and open house promotion.</li><li>Produce neighborhood guides, market updates, and real estate blog content.</li><li>Ensure MLS/IDX compliance for all advertising.</li><li>Oversee print advertising for local publications.</li></ul>Digital Marketing &amp; Analytics<ul><li>Manage Google Ads, Meta Ads, retargeting, and geo-targeted campaigns.</li><li>Build dashboards and reporting using GA4, CRM data, and PMS insights.</li><li>Conduct A/B tests and optimize for ROAS and lead quality.</li><li>Maintain websites, landing pages, and content updates.</li></ul>Content &amp; Creative<ul><li>Develop content calendars for social media, email, blog, and website.</li><li>Oversee photography, video, property tours, and drone content.</li><li>Write/edit marketing copy for ads, campaigns, and newsletters.</li><li>Maintain brand standards across all creative assets.</li></ul>Social Media &amp; Community Relations<ul><li>Manage company social media profiles.</li><li>Monitor and respond to guest, owner, and customer feedback online.</li><li>Represent the company at local events, business events and networking functions.</li><li>Build partnerships with local organizations and businesses.</li></ul>Owner Relations &amp; Lead Generation<ul><li>Develop owner acquisition and retention campaigns for vacation rentals.</li><li>Create owner reports, marketing summaries, and recruitment materials.</li><li>Manage email segmentation and automation for owners, guests, and real estate leads.</li></ul>Operational Tasks<ul><li>Manage marketing supplies, collateral, and printing needs.</li><li>Oversee email scheduling and list management.</li><li>Coordinate promotional materials across all departments.</li></ul>QualificationsRequired<ul><li>Previous marketing experience.</li><li>Strong digital marketing skills (SEO, SEM, PPC, social media, email).</li><li>Experience with analytics tools (GA4, Looker Studio, CRM reporting).</li><li>Strong writing, editing, and communication skills.</li><li>Proficiency with Microsoft Office, Microsoft 365, Canva, MailChimp, Adobe Creative Suite.</li><li>CMS experience.</li><li>Project management experience.</li><li>Ability to work on-site in Ocean Isle Beach, NC.</li></ul>Preferred<ul><li>Experience in vacation rentals, hospitality, real estate, or related sectors.</li><li>Experience with PMS or CRM platforms</li><li>Graphic design skills.</li><li>Bachelor&rsquo;s degree or equivalent experience.</li></ul>Job Type: Full-timePay: From $50,000.00 per yearBenefits:<ul><li>401(k)</li><li>Dental insurance</li><li>Health insurance</li><li>Health savings account</li><li>Paid time off</li><li>Retirement plan</li><li>Vision insurance</li></ul>Experience:<ul><li>Social media marketing: 1 year (Required)</li></ul>Work Location: In person
