Position Summary

We are seeking an experienced Marketing Director to lead all marketing, branding, and public relations efforts for our four business units:

  • Vacation Rentals
  • Real Estate Sales
  • Boutique Inn
  • Restaurant

This role is responsible for strategy, execution, performance reporting, digital marketing, content development, and community engagement.

Responsibilities

Marketing Strategy & Leadership

  • Develop and manage the annual marketing plan and budget.
  • Lead brand strategy for all company divisions.
  • Collaborate with Revenue Management, Reservations, Real Estate Sales, Operations, and Ownership.
  • Manage relationships with vendors, agencies, and photographers/videographers.

Vacation Rental & Hospitality Marketing

  • Optimize listings on OTAs and other platforms.
  • Align campaigns with pricing, pacing, and seasonal demand.
  • Manage review and reputation channels
  • Create guest lifecycle campaigns (lead → booking → stay → review → repeat).

Real Estate Marketing

  • Support agents with listing materials, digital ads, brochures, and open house promotion.
  • Produce neighborhood guides, market updates, and real estate blog content.
  • Ensure MLS/IDX compliance for all advertising.
  • Oversee print advertising for local publications.

Digital Marketing & Analytics

  • Manage Google Ads, Meta Ads, retargeting, and geo-targeted campaigns.
  • Build dashboards and reporting using GA4, CRM data, and PMS insights.
  • Conduct A/B tests and optimize for ROAS and lead quality.
  • Maintain websites, landing pages, and content updates.

Content & Creative

  • Develop content calendars for social media, email, blog, and website.
  • Oversee photography, video, property tours, and drone content.
  • Write/edit marketing copy for ads, campaigns, and newsletters.
  • Maintain brand standards across all creative assets.

Social Media & Community Relations

  • Manage company social media profiles.
  • Monitor and respond to guest, owner, and customer feedback online.
  • Represent the company at local events, business events and networking functions.
  • Build partnerships with local organizations and businesses.

Owner Relations & Lead Generation

  • Develop owner acquisition and retention campaigns for vacation rentals.
  • Create owner reports, marketing summaries, and recruitment materials.
  • Manage email segmentation and automation for owners, guests, and real estate leads.

Operational Tasks

  • Manage marketing supplies, collateral, and printing needs.
  • Oversee email scheduling and list management.
  • Coordinate promotional materials across all departments.

Qualifications

Required

  • Previous marketing experience.
  • Strong digital marketing skills (SEO, SEM, PPC, social media, email).
  • Experience with analytics tools (GA4, Looker Studio, CRM reporting).
  • Strong writing, editing, and communication skills.
  • Proficiency with Microsoft Office, Microsoft 365, Canva, MailChimp, Adobe Creative Suite.
  • CMS experience.
  • Project management experience.
  • Ability to work on-site in Ocean Isle Beach, NC.

Preferred

  • Experience in vacation rentals, hospitality, real estate, or related sectors.
  • Experience with PMS or CRM platforms
  • Graphic design skills.
  • Bachelor’s degree or equivalent experience.

Job Type: Full-time

Pay: From $50,000.00 per year
