Property Accountant &ndash; Commercial PropertiesStetz Commercial Properties, LLCPosition OverviewStetz Commercial Properties (&ldquo;SCP&rdquo;) is seeking a seasoned Commercial Property Accountant to support a large and diverse portfolio of commercial assets across Washington State. This role is ideal for a detail-oriented accounting professional with strong GAAP knowledge, real estate accounting experience, and the ability to independently manage complex accounting functions in a fast-paced environment.The Property Accountant is responsible for providing accurate, timely, and insightful financial reporting; supporting property and asset management teams; preparing budgets and forecasts; administering CAM/NNN reconciliations; and assisting with acquisitions, dispositions, and audits.Key ResponsibilitiesFinancial Reporting &amp; General Ledger<ul><li>Prepare, review, and distribute monthly, quarterly, and annual financial reporting packages ensuring accuracy and timeliness.</li><li>Ensure all transactions (expenses, receipts, distributions, funding requests) are properly recorded within each accounting period.</li><li>Maintain general ledger integrity including journal entries, accruals, adjustments, and account reconciliations.</li><li>Prepare and review bank reconciliations.</li><li>Track expenses and analyze variances against budget.</li><li>Collaborate with property management on monthly variance analyses and executive summaries.</li><li>Complete periodic reforecasts.</li><li>Maintain fixed asset schedules including depreciation and amortization of leasing commissions.</li><li>Prepare balance sheet tie-outs and supporting schedules.</li><li>Research and resolve accounting issues; proactively identify potential risks or discrepancies.</li></ul>Accounts Payable &amp; Cash Management<ul><li>Review and approve coded invoices, ensuring accuracy and compliance with company standards.</li><li>Identify, investigate, and resolve invoice discrepancies.</li><li>Prepare and track capital invoices and assist with lender loan draws.</li><li>Monitor cash balances and recommend capital calls and owner distributions.</li><li>Prepare cash requirement projections and contribution/distribution calculations.</li><li>Process owner distribution payments.</li><li>Track and ensure timely payment of debt service.</li><li>Process and track real estate tax payments.</li><li>Monitor insurance policy renewals and process premium payments.</li></ul>Accounts Receivable<ul><li>Enter and maintain tenant charge schedules in Yardi.</li><li>Ensure accurate and timely monthly tenant billings.</li><li>Post and reconcile cash receipts.</li><li>Reconcile tenant security deposits.</li><li>Support property management in responding to tenant accounting inquiries.</li></ul>Budgeting &amp; Forecasting<ul><li>Prepare annual property budgets including:</li><li>Revenue projections</li><li>Operating expenses</li><li>Owner costs</li><li>Capital and leasing assumptions</li><li>Amortization schedules</li><li>Leakage analysis</li><li>Enter approved budgets into Yardi.</li></ul>CAM / NNN Reconciliations<ul><li>Determine controllable vs. uncontrollable and fixed vs. variable expenses.</li><li>Calculate average occupancy and gross-up of variable expenses.</li><li>Identify tenant participation in expense pools and pro-rata allocations.</li><li>Allocate expenses directly to tenants when applicable and exclude from pools.</li><li>Prepare annual CAM/NNN estimates and reconciliations.</li><li>Perform mid-year reconciliations and recommend billing adjustments.</li><li>Prepare and analyze leakage reports.</li><li>Research and recommend cost-saving strategies to reduce operating expenses.</li></ul>Other Responsibilities<ul><li>Support acquisitions, dispositions, and due diligence, including opening entries and pre- and post-closing prorations.</li><li>Provide financial records and schedules to auditors, appraisers, and tax professionals.</li><li>Maintain and recommend accounting policies, procedures, and internal controls.</li><li>Ensure compliance with GAAP and company accounting procedures.</li></ul>Education &amp; Experience<ul><li>Bachelor&rsquo;s degree in Accounting, Finance, or a related field required.</li><li>Minimum of 4 years of accounting experience, preferably in commercial real estate or property management.</li><li>Experience with real estate accounting software required (Yardi strongly preferred).</li></ul>Required Skills &amp; CompetenciesFinancial &amp; Technical Skills<ul><li>Intermediate knowledge of GAAP and FASB standards.</li><li>Strong understanding of accrual-based accounting.</li><li>Ability to perform intermediate financial analysis and calculations.</li><li>Proficiency in Microsoft Office (Excel, Word, Outlook).</li><li>Ability to work across multiple accounting systems.</li></ul>Communication &amp; Reasoning<ul><li>Excellent written and verbal communication skills.</li><li>Strong organizational and analytical abilities.</li><li>Ability to analyze complex documents and solve multi-variable problems.</li><li>Ability to manage multiple deadlines independently.</li></ul>Scope of Responsibility<ul><li>Operates with general guidance and established procedures.</li><li>Responsible for managing assigned properties and accounting deliverables.</li><li>Sets and manages individual project deadlines to meet reporting requirements.</li></ul>Job Type: Full-timePay: $70,000.00 - $100,000.00 per yearBenefits:<ul><li>401(k)</li><li>Health insurance</li><li>Paid time off</li></ul>Work Location: Remote
