Position Overview
Stetz Commercial Properties (“SCP”) is seeking a seasoned Commercial Property Accountant to support a large and diverse portfolio of commercial assets across Washington State. This role is ideal for a detail-oriented accounting professional with strong GAAP knowledge, real estate accounting experience, and the ability to independently manage complex accounting functions in a fast-paced environment.
The Property Accountant is responsible for providing accurate, timely, and insightful financial reporting; supporting property and asset management teams; preparing budgets and forecasts; administering CAM/NNN reconciliations; and assisting with acquisitions, dispositions, and audits.
Key ResponsibilitiesFinancial Reporting & General Ledger
- Prepare, review, and distribute monthly, quarterly, and annual financial reporting packages ensuring accuracy and timeliness.
- Ensure all transactions (expenses, receipts, distributions, funding requests) are properly recorded within each accounting period.
- Maintain general ledger integrity including journal entries, accruals, adjustments, and account reconciliations.
- Prepare and review bank reconciliations.
- Track expenses and analyze variances against budget.
- Collaborate with property management on monthly variance analyses and executive summaries.
- Complete periodic reforecasts.
- Maintain fixed asset schedules including depreciation and amortization of leasing commissions.
- Prepare balance sheet tie-outs and supporting schedules.
- Research and resolve accounting issues; proactively identify potential risks or discrepancies.
Accounts Payable & Cash Management
- Review and approve coded invoices, ensuring accuracy and compliance with company standards.
- Identify, investigate, and resolve invoice discrepancies.
- Prepare and track capital invoices and assist with lender loan draws.
- Monitor cash balances and recommend capital calls and owner distributions.
- Prepare cash requirement projections and contribution/distribution calculations.
- Process owner distribution payments.
- Track and ensure timely payment of debt service.
- Process and track real estate tax payments.
- Monitor insurance policy renewals and process premium payments.
Accounts Receivable
- Enter and maintain tenant charge schedules in Yardi.
- Ensure accurate and timely monthly tenant billings.
- Post and reconcile cash receipts.
- Reconcile tenant security deposits.
- Support property management in responding to tenant accounting inquiries.
Budgeting & Forecasting
- Prepare annual property budgets including:
- Revenue projections
- Operating expenses
- Owner costs
- Capital and leasing assumptions
- Amortization schedules
- Leakage analysis
- Enter approved budgets into Yardi.
CAM / NNN Reconciliations
- Determine controllable vs. uncontrollable and fixed vs. variable expenses.
- Calculate average occupancy and gross-up of variable expenses.
- Identify tenant participation in expense pools and pro-rata allocations.
- Allocate expenses directly to tenants when applicable and exclude from pools.
- Prepare annual CAM/NNN estimates and reconciliations.
- Perform mid-year reconciliations and recommend billing adjustments.
- Prepare and analyze leakage reports.
- Research and recommend cost-saving strategies to reduce operating expenses.
Other Responsibilities
- Support acquisitions, dispositions, and due diligence, including opening entries and pre- and post-closing prorations.
- Provide financial records and schedules to auditors, appraisers, and tax professionals.
- Maintain and recommend accounting policies, procedures, and internal controls.
- Ensure compliance with GAAP and company accounting procedures.
Education & Experience
- Bachelor’s degree in Accounting, Finance, or a related field required.
- Minimum of 4 years of accounting experience, preferably in commercial real estate or property management.
- Experience with real estate accounting software required (Yardi strongly preferred).
Required Skills & CompetenciesFinancial & Technical Skills
- Intermediate knowledge of GAAP and FASB standards.
- Strong understanding of accrual-based accounting.
- Ability to perform intermediate financial analysis and calculations.
- Proficiency in Microsoft Office (Excel, Word, Outlook).
- Ability to work across multiple accounting systems.

- Strong organizational and analytical abilities.
- Ability to analyze complex documents and solve multi-variable problems.
- Ability to manage multiple deadlines independently.

Job Type: Full-time
Pay: $70,000.00 - $100,000.00 per year
