Job Overview We are seeking a detail-oriented and proactive Municipal Lien Search Processor to join our dynamic team. In this vital role, you will be responsible for conducting comprehensive searches of municipal records to identify existing liens, assessments, and encumbrances on properties. Your work ensures accurate and timely information for real estate transactions, loan processing, and compliance with local regulations. This position offers an engaging opportunity to contribute to the financial services industry by supporting smooth property transactions and safeguarding legal and financial interests.Responsibilities<ul><li>Conduct thorough searches of municipal records to identify liens, assessments, and encumbrances affecting properties.</li><li>Review and interpret legal documents, contracts, and property records with precision.</li><li>Compile detailed reports on findings, ensuring clarity and accuracy for clients and internal teams.</li><li>Collaborate with loan officers, underwriters, and title companies to provide necessary lien information promptly.</li><li>Maintain organized records of all searches performed, adhering to compliance standards such as TILA (Truth in Lending Act) and Fair Housing regulations.</li><li>Verify property details using various sources including escrow documents, mortgage servicing records, and banking data.</li><li>Stay updated on relevant regulations affecting municipal liens and property law to ensure compliance.</li></ul>Requirements<ul><li>Prior experience in loan processing, mortgage servicing, or credit analysis is highly desirable.</li><li>Knowledge of FNMA (Fannie Mae) guidelines, underwriting processes, and loan origination procedures.</li><li>Familiarity with Fair Housing regulations, TILA requirements, and contractual documentation.</li><li>Strong understanding of banking procedures related to escrow accounts and mortgage transactions.</li><li>Excellent attention to detail with the ability to interpret legal documents accurately.</li><li>Proficiency in basic math skills, including calculations related to loan amounts and escrow figures.</li><li>Ability to perform 10-key typing efficiently for data entry tasks.</li><li>Good organizational skills with the ability to manage multiple searches simultaneously under tight deadlines.</li><li>Basic knowledge of mortgage-related software systems and databases is a plus.
