Job Summary We are seeking a dynamic, detail-oriented Property Manager to oversee the daily operations of a new luxury residential community. This role is responsible for driving property performance, ensuring regulatory compliance, and delivering an exceptional resident experience. Lease-up experience is highly preferred, as the ideal candidate will play a key role in stabilizing occupancy and establishing strong operational foundations. The successful candidate brings a proactive, solutions-driven approach, strong leadership skills, and a commitment to maintaining the value and integrity of the asset in a fast-paced, customer-focused environment.Key Responsibilities<ul><li>Oversee all aspects of property operations, including leasing, rent collection, maintenance coordination, resident relations, and vendor relations</li><li>Lead lease-up efforts, including marketing, outreach, and conversion strategies to achieve occupancy goals</li><li>Ensure full compliance with Fair Housing regulations and applicable landlord-tenant laws</li><li>Utilize property management systems (RealPage OneSite) to manage leasing activity, rent collections, and service requests</li><li>Conduct regular property inspections to maintain safety standards and identify maintenance needs</li><li>Manage lease negotiations, contract administration, and related legal documentation</li><li>Resolve resident and vendor concerns through effective communication and conflict resolution</li><li>Coordinate maintenance and facilities operations to ensure optimal property condition</li><li>Identify opportunities to enhance revenue through upselling services and upgrades while maintaining high service standards</li><li>Build and maintain positive resident relationships through proactive communication and strong customer service</li></ul>Qualifications<ul><li>Proven experience in property management, preferably with lease-up exposure in a luxury community</li><li>Proficiency with property management software such as RealPage OneSite or similar platforms</li><li>Strong understanding of Fair Housing laws and landlord-tenant regulations</li><li>Experience with legal documentation, contracts, and administrative processes</li><li>Excellent organizational skills with attention to detail in data management and reporting</li><li>Strong interpersonal, negotiation, and conflict resolution skills</li><li>Knowledge of maintenance operations and facilities management practices</li><li>Ability to manage multiple priorities in a fast-paced environment</li></ul>Why Join UsTM Realty Services has a 3 Customer mindset: the owners we manage for, the residents who live at our properties, and the TEAM MEMBERS who work alongside us.
