Join our team today.The Williamsburg Village and Mount Vernon locations are currently recruiting a dependable, self-driven Maintenance Technician with HVAC knowledge in SW Gainesville, FL.RESPONSIBILITIES:<ul><li>Apartment building maintenance: completing work orders in occupied apartments and turning vacant (make-ready) apartments along. Responsibilities include but are not limited to: plumbing/ appliance repair/ drywall repairs/ plastering/ electrical repair/ light carpentry/ caulking/ HVAC maintenance (thermostats/ replace filter/ clean coils).</li><li>Communicate effectively</li><li>Ability to work independently</li><li>Reading/ Writing comprehension</li><li>Report directly to maintenance supervisor on daily basis</li><li>Inform supervisor when parts get low in stock</li><li>Ability to safely use plumbing repair equipment: powered drain augers/ manual augers</li><li>Respond to resident requests for maintenance, troubleshoot problems and take action to resolve maintenance issues.</li><li>Familiar with federal, state, and local safety regulations, including OSHA, EPA, Workers' Compensation, Hazard Communication, and Fair Housing laws</li><li>Qualified individuals are preferred to have at least 1 year experience in property maintenance</li><li>HVAC Certification</li><li>Plumbing Experience with CPVC Piping / Clogged drains/ Repairing bad sections of pipe (cast iron/ copper/ PVC/ CPVC - 1/2&quot; - 3&quot; pipe) is a PLUS!</li><li>Proficient with hand tools and power tools</li><li>Provide own hand tools/ drill/ etc.</li><li>Pass Drug screening and Background Check</li><li>Willingness/ Ability to commute between both properties (about 1 mile apart) when necessary.</li><li>Join On-Call rotation (after hours maintenance emergencies) 1 week on - 2 weeks off</li><li>Must have working cell phone and reliable transportation</li><li>Ability to lift up to 50 lbs. / travel up and down steps/ work in confined space / stand, sit or crouch for extended periods of time.</li><li>Experience in &quot;Turn Season&quot; is a MAJOR PLUS</li><li>Must be able to work independantly</li><li>Must be able to communicate in English</li></ul>Job Type: Full-timeSchedule:<ul><li>8 hour shift</li><li>9am - 6pm</li><li>Mon - Fri.</li><li>Tri-weekly - 24/7 after-hours maintenance emergency on-call rotation. (1 week on: Fri-Fri/ 2 weeks off)</li></ul>Ability to commute/relocate:<ul><li>Gainesville, FL 32608: Reliably commute or planning to relocate before starting work (Required)</li></ul>Experience:<ul><li>Property maintenance: 1 year (Required)</li><li>HVAC</li><li>Plumbing</li></ul>License/Certification:<ul><li>Driver's License (Preferred)</li><li>EPA Certification</li><li>Cpo certification</li></ul>Job Type: Full-timePay: $20.00 - $25.00 per hourWork Location: In person
