Maintenance Technician

Williamsburg Village Apartments is now seeking a talented maintenance technician in SW Gainesville, FL! Join our team today.

The Williamsburg Village and Mount Vernon locations are currently recruiting a dependable, self-driven Maintenance Technician with HVAC knowledge in SW Gainesville, FL.

RESPONSIBILITIES:

• Apartment building maintenance: completing work orders in occupied apartments and turning vacant (make-ready) apartments along. Responsibilities include but are not limited to: plumbing/ appliance repair/ drywall repairs/ plastering/ electrical repair/ light carpentry/ caulking/ HVAC maintenance (thermostats/ replace filter/ clean coils).
• Communicate effectively
• Ability to work independently
• Reading/ Writing comprehension
• Report directly to maintenance supervisor on daily basis
• Inform supervisor when parts get low in stock
• Ability to safely use plumbing repair equipment: powered drain augers/ manual augers
• Respond to resident requests for maintenance, troubleshoot problems and take action to resolve maintenance issues.
• Familiar with federal, state, and local safety regulations, including OSHA, EPA, Workers' Compensation, Hazard Communication, and Fair Housing laws
• Qualified individuals are preferred to have at least 1 year experience in property maintenance
• HVAC Certification
• Plumbing Experience with CPVC Piping / Clogged drains/ Repairing bad sections of pipe (cast iron/ copper/ PVC/ CPVC - 1/2" - 3" pipe) is a PLUS!
• Proficient with hand tools and power tools
• Provide own hand tools/ drill/ etc.
• Pass Drug screening and Background Check
• Willingness/ Ability to commute between both properties (about 1 mile apart) when necessary.
• Join On-Call rotation (after hours maintenance emergencies) 1 week on - 2 weeks off
• Must have working cell phone and reliable transportation
• Ability to lift up to 50 lbs. / travel up and down steps/ work in confined space / stand, sit or crouch for extended periods of time.
• Experience in "Turn Season" is a MAJOR PLUS
• Must be able to work independantly
• Must be able to communicate in English

Job Type: Full-time

Schedule:

• 8 hour shift
• 9am - 6pm
• Mon - Fri.
• Tri-weekly - 24/7 after-hours maintenance emergency on-call rotation. (1 week on: Fri-Fri/ 2 weeks off)

Experience:

• Property maintenance: 1 year (Required)
• HVAC
• Plumbing

License/Certification:

• Driver's License (Preferred)
• EPA Certification
• Cpo certification

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Work Location: In person
