Role Overview
We are seeking a detail-oriented Accountant with strong experience in property management accounting, primarily focused on rentals.
This role is responsible for managing the full financial cycle of the property portfolio, ensuring accurate tracking of rental income, tenant payments, landlord settlements, and compliance with UAE regulations.
Key ResponsibilitiesProperty Management Accounting (Core Focus)
- Manage financial records for long-term rental properties, including leases, tenant payments, and landlord accounts
- Track rental collections, security deposits, renewals, and outstanding balances
- Reconcile tenant ledgers, lease agreements, and payment schedules
- Monitor property-level profitability and expense allocation
- Coordinate with the leasing/admin team on contract updates and financial records
Financial Operations
- Maintain accurate accounting records across all properties
- Manage accounts payable and receivable related to property operations
- Track operational expenses such as maintenance, utilities, and service charges
Reconciliation & Reporting
- Reconcile bank accounts, rental income, and payment channels
- Prepare monthly property-wise financial reports
- Monitor cash flow across the portfolio
Owner & Landlord Accounting
- Prepare detailed landlord statements including income, expenses, and net payouts
- Calculate and track management fees, commissions, and service charges
- Ensure timely and accurate owner disbursements
Short-Term Rental Support (Secondary)
- Reconcile Airbnb, Booking.com, and other OTA payouts
- Track booking revenues, platform fees, and occupancy performance
- Support reporting for holiday homes operations
Compliance &FTA
- Ensure compliance with UAE real estate and FTA regulations
- Prepare and submit VAT and Corporate returns
- Maintain audit-ready financial records and documentation
Budgeting & Financial Analysis
- Assist in budgeting and forecasting for property portfolios
- Analyze rental yields, costs, and profitability trends
- Recommend strategies for cost control and revenue improvement
Requirements
- Bachelor’s degree in Accounting, Finance, or related field
- Minimum 1 year of experience in property management or real estate accounting
- Strong understanding of lease accounting, rental cycles, and landlord reporting
- Experience with accounting software (QuickBooks, Zoho, etc.)
- Familiarity with Property Finder, Ejari, or PMS systems is an advantage
- Knowledge of UAE VAT regulations
- Strong attention to detail and organizational skills
