Job Summary
Aweigh Real Estate Property Management is looking for an experienced Accountant / Bookkeeper with a strong background in property management accounting. The ideal candidate will have direct experience using AppFolio Property Manager or a similar property management accounting platform.
This role is responsible for managing day-to-day bookkeeping, owner and tenant ledger accuracy, trust account reconciliation, vendor payments, owner statements, rent collections, move-out accounting, and other financial tasks related to residential property management.
We are looking for someone detail-oriented, organized, and comfortable working in a fast-paced property management environment.
Responsibilities
- Manage bookkeeping and accounting tasks within AppFolio or similar property management software
- Reconcile bank accounts, trust accounts, and property management ledgers
- Review and maintain accurate owner, tenant, and vendor ledgers
- Process rent payments, security deposits, owner distributions, and vendor payments
- Prepare and review monthly owner statements
- Assist with move-out accounting, security deposit deductions, and tenant balances
- Track and categorize income, expenses, management fees, leasing fees, maintenance charges, and owner reimbursements
- Review accounts receivable and assist with delinquency reporting
- Review accounts payable and ensure vendor invoices are coded accurately
- Assist with year-end reporting, 1099 preparation, and tax-related documentation
- Identify and correct ledger discrepancies
- Communicate with property managers, owners, vendors, and tenants regarding accounting-related items
- Maintain organized financial records and supporting documentation
- Assist with internal accounting procedures and process improvements
Qualifications
- Prior bookkeeping or accounting experience required
- Property management bookkeeping experience strongly preferred
- Experience with AppFolio Property Manager highly preferred
- Experience with similar platforms such as Buildium, Propertyware, Rent Manager, Yardi, or QuickBooks is also helpful
- Strong understanding of property management accounting, including owner ledgers, tenant ledgers, security deposits, trust accounting, and vendor payments
- High attention to detail and accuracy
- Strong organizational and time management skills
- Ability to work independently and meet deadlines
- Strong written and verbal communication skills
- Comfortable reviewing financial reports and identifying discrepancies
- Knowledge of Virginia property management accounting practices is a plus
Ideal Candidate
The ideal candidate is someone who understands that property management accounting is different from standard bookkeeping. You should be familiar with how rent, deposits, management fees, owner distributions, maintenance invoices, and tenant charges flow through a property management system.
This position is best suited for someone who is reliable, detail-focused, and comfortable taking ownership of accounting processes from start to finish.
Preferred Experience
- Property management bookkeeping: 1+ year preferred
- Bookkeeping or accounting: 2+ years preferred
- Residential property management experience preferred
