Position Overview:
S A S A Real Estate LLC is seeking a detail-oriented Accountant with hands-on experience in real estate brokerage and off-plan transactions. The role requires strong knowledge of commission accounting, escrow handling, developer reconciliations, VAT compliance, and RERA-related financial controls within the UAE real estate market.
Key Responsibilities
A. Real Estate Accounting & Brokerage Operations
- Maintain accurate accounting records for secondary sales, leasing, and off-plan transactions
- Record and reconcile brokerage commissions, referral fees, and co-brokerage payouts
- Track deal pipelines, invoicing, and commission receivables from developers and clients
- Ensure proper accounting of sales reservations, booking forms, and SPA milestones
- Monitor and reconcile client advances and escrow-related inflows (where applicable)
B. Off-Plan & Developer Accounting
- Handle developer commission structures, slab-based and milestone payments
- Reconcile developer statements, credit notes, and commission confirmations
- Track post-handover and pre-handover commission receivables
- Coordinate with sales/admin teams on deal closures and payment releases
C. VAT & Regulatory Compliance
- Prepare and file UAE VAT returns related to brokerage and leasing activities
- Ensure correct VAT treatment for:
- Commission income
- Leasing services
- Commercial vs residential transactions
- Maintain VAT-compliant tax invoices and supporting documentation
- Support audits, FTA reviews, and compliance checks
D. Financial Reporting & Controls
- Prepare monthly, quarterly, and annual financial reports
- Maintain general ledger, accounts receivable, and accounts payable
- Perform bank reconciliations and cash flow monitoring
- Assist in budgeting, forecasting, and management reporting
- Ensure compliance with internal financial controls and SOPs
E. Payroll, EOSB & Agent Commission Support
- Assist in processing agent commissions, incentives, and clawbacks
- Support payroll accounting, leave salary, gratuity (EOSB), and accruals
- Maintain accurate records for MOHRE-related financial obligations
F. Coordination & Documentation
- Liaise with sales teams, developers, auditors, and banks
- Maintain organized financial documentation for RERA, DLD, and internal audits
- Support management in financial decision-making and cost controls
Qualifications & Experience
- Bachelor’s degree in Accounting, Finance, or Commerce
- 5+ years of accounting experience, with minimum 5 years in UAE real estate
- Proven experience in:
- Real estate brokerage accounting
- Off-plan developer commissions
- UAE VAT for real estate transactions
- Professional certifications (CA / ACCA / CMA) preferred
Technical Skills
- Proficiency in Tally, QuickBooks, Zoho Books, or similar ERP systems
- Strong knowledge of Excel (reports, reconciliations, commission tracking)
- Familiarity with RERA / DLD financial practices is an advantage
- Strong understanding of UAE VAT Law applicable to real estate
