Asset Description;
  • CCTV System - Complete camera and recording infrastructure including cameras, NVR/DVR units, storage devices, and associated network components.
  • Access Control System - Installed access control doors including controllers, readers, locks, exit buttons, and associated devices.
  • Intercom System - Building intercom units and associated communication infrastructure (if installed).
  • SMATV System - Satellite dishes, headend equipment, amplifiers, and signal distribution network (if installed).
  • Public Address (PA) System - Installed PA equipment in common areas including amplifiers, speakers, microphones, and controllers (if applicable).
  • Gate Barrier Systems - Vehicle access barrier systems installed at entry and exit points.
  • Sliding Gate / Sliding Door System - Motorized sliding gate/door automation system.
  • ANPR System - Automatic Number Plate Recognition system integrated with vehicle access control (if installed).
Note

Vendors must verify the exact quantities, system configuration, and equipment condition during the mandatory site survey. Submission of proposal shall be considered confirmation that the vendor has fully inspected the systems and accounted for the complete installed ELV infrastructure in their AMC proposal.

Service Frequency;
  • Preventive Maintenance - Quarterly (4 times per year)
  • Breakdown Calls - Unlimited during the contract period
  • Remote technical support shall be provided to the FM or security team whenever required.
Consumables & Spare Parts;
  • This contract shall be Non-Comprehensive AMC.
  • The contractor shall maintain a reasonable inventory of essential spare parts to ensure timely restoration of system functionality.
  • Consumables required for preventive maintenance shall be included in the AMC service.
  • Any spare parts replacement due to wear and tear or component failure shall be quoted separately with competitive market rates and installed upon approval from HOAM/FM.
Emergency Response;
  • Priority 1 - Emergency: Within 1 Hour - System outage affecting building security or critical ELV systems.
  • Priority 2 - Urgent: Within 4 Hours - Access control, gate barrier, or sliding gate malfunction affecting building access.
  • Priority 3 - Expedited: Within 8 Hours - Non-critical system issue requiring timely resolution.
  • Priority 4 - Scheduled: Within 24 Hours - Non-urgent works requiring scheduling or prior client approval.
  • Remote technical assistance shall be provided immediately via phone support when required.
System-Specific Scope; CCTV System;
  • Inspect, clean, and test all cameras, lenses, and housings.
  • Verify camera focus, field of view, and image clarity.
  • Inspect camera mounting brackets and alignment.
  • Check wiring, connectors, and cable routing.
  • Verify NVR/DVR functionality including recording, playback, and storage.
  • Check network connectivity between cameras and recording devices.
  • Verify proper system configuration and operational status.
Access Control System;
  • Inspect and clean access control readers.
  • Verify controller communication and response.
  • Inspect electric locks / magnetic locks and door alignment.
  • Test Push-To-Exit (PTE) buttons and door contact sensors.
  • Inspect emergency break glass units.
  • Check wiring connections and power supply.
  • Verify operational parameters and system functionality.
Gate Barrier Systems;
  • Perform complete diagnostic checks on barrier automation systems.
  • Inspect barrier motor, gearbox, and control boards.
  • Inspect boom arm alignment and mounting.
  • Clean internal and external cabinets.
  • Check signal and power connections.
  • Test limit switches and safety sensors.
  • Verify proper response time and barrier operation.
Sliding Gate / Sliding Door System;
  • Inspect motor drive mechanism and rack gear.
  • Check sliding track alignment and roller condition.
  • Clean sliding tracks to remove dust and debris.
  • Lubricate rollers and mechanical moving parts.
  • Inspect electrical connections and control panel.
  • Test safety sensors and limit switches.
  • Verify smooth and safe gate operation.
Intercom System (If Installed);
  • Inspect physical condition of intercom devices.
  • Check power supply and connectivity between system components.
  • Verify audio/video functionality and communication.
  • Confirm integration with access control system if applicable.
SMATV System (If Installed);
  • Inspect dish alignment and signal strength.
  • Clean LNB and reflective surface.
  • Check headend equipment and distribution network.
  • Inspect cables, connectors, and splitters.
  • Perform signal testing and system verification.
Public Address System (If Installed);
  • Inspect amplifiers, speakers, and control panels.
  • Verify audio clarity across zones.
  • Inspect microphones and system controllers.
  • Perform functional testing of the system.
Mandatory Site Survey;
  • Vendors must conduct a mandatory site survey prior to submitting their proposal.
  • Submission of proposal shall confirm that the vendor has fully inspected the systems and understood the scope of work.
  • No variation or additional cost claims shall be accepted after contract award due to lack of site inspection.
General Terms - SIRA Compliance;
  • SIRA ANPR AMC & Connectivity Charges (annual), where applicable.
  • SIRA Video Guard Connectivity Charges (annual), where applicable.
  • Snappy VMS Sites - Technical support, VMS upgrade, and maintenance (annual), where applicable.
  • SSDAC / SPC Consultant & Certification Charges (annual).
  • SIRA Inspection Charges (annual).
  • SIRA NOC Charges (annual).
  • Total SIRA Compliance Charges - consolidated annual obligations required to maintain system compliance.
Vendor Responsibilities;
  • Track expiry dates of all SIRA-related licenses, connectivity services, and certifications.
  • Ensure timely renewal and uninterrupted compliance of all ELV systems under SIRA regulations.
  • Submit required reports, logs, and compliance documentation to SIRA where applicable.
  • Coordinate with Snappy VMS service provider and SIRA consultants where required.
  • Ensure DVR/NVR recording systems and storage devices remain compliant with SIRA standards.
  • Provide quarterly compliance reports to HOAM/FM confirming validity of SIRA approvals and connectivity services.
Safety & Compliance;
  • Workforce must wear proper PPE including uniforms, gloves, masks, and safety equipment.
  • Work areas shall be secured with warning signage and barricades where required.
  • Site must be cleaned after completion of work.
  • Vendor shall be fully responsible for workforce safety, insurance, and liabilities during execution of works.
