We are seeking a
Technical Coordinator
who will manage, coordinate, monitor, and finalize all site operations, public authority relations, and subcontractor interfaces end-to-end on behalf of the investor. This role requires taking an active, employer-representative perspective, operating independently from contractors and project teams
Responsibilities:

Monitoring on-site implementation of architectural projects at ongoing construction sites on behalf of the landowner; ensuring that works are executed in compliance with approved architectural drawings, technical specifications, and contractual requirements,

Reviewing construction schedules in detail; tracking
critical path activities
defined in the schedule, identifying potential delays and risks at an early stage, and informing the landowner accordingly,
-
Analyzing and reporting progress deviations, revisions, and situations that may result in time extension claims, together with their technical justifications,
-
Evaluating
progress (payment) ratios
by comparing them with actual on-site construction progress; verifying the accuracy of progress payment statements and reports submitted by contractors,
-
Reviewing daily, weekly, and monthly site progress reports from a technical perspective; identifying missing, incorrect, or inconsistent issues and ensuring necessary corrections are made,
-
Assessing reports issued by building inspection authorities in terms of architectural implementation, regulatory compliance, and overall project integrity; following up on identified non-conformities,

Providing architectural and technical input during concept, design, and functional development phases prior to project commencement, contributing to design decisions in line with the landowner’s objectives,

Reviewing and evaluating preliminary, permit, and construction drawings in accordance with technical specifications, zoning regulations, and contractual provisions,
-
Controlling renovation, revision, and functional change projects in terms of existing building conditions, technical specifications, regulations, and landowner expectations,
-
Observing on-site coordination between architectural, structural, mechanical, and electrical projects; reporting potential clashes and implementation risks,
-
Having knowledge of
Istanbul Arbitration Centre (ISTAC)
procedures and processes, and preparing / coordinating technical documentation to support potential contractual disputes (delays, schedule deviations, progress payment disputes, revisions, etc.),

Coordinating, when necessary, with contractors, design consultants, project authors, building inspection authorities, and legal teams,
-
Preparing periodic technical evaluation, progress, risk, and dispute-potential reports to be submitted to the landowner,
-
Conducting regular site visits for multiple projects and construction sites, with no restriction on travel and an active on-site presence.
Required Qualifications

Bachelor’s degree in Architecture from an accredited university,

6–8 years of professional experience,
-
Strong experience in site execution, construction details, and on-site processes,
-
Ability to read, interpret, and analyze construction schedules, including
critical path analysis
,

Experience in progress payment and progress ratio (pursantaj) controls,
-
Ability to assess architectural works in compliance with technical specifications and contractual requirements,
-
Active experience in renovation and revision projects,
-
Good knowledge of building inspection processes and reporting systems,
-
Proficient in
AutoCAD, Revit, and MS Office
,

Knowledge of
ISTAC procedures
and contract-based dispute management,
-
No travel restrictions; adaptable to intensive site work,
-
Strong analytical thinking, technical reporting, and documentation skills,

Capable of assuming the responsibility of a landowner/employer representative with an objective and disciplined working approach.
