Area Leasing Manager

Responsibilities

  • Manage the entire leasing process, including marketing available units, conducting property tours, and closing lease agreements with prospective tenants.
  • Develop and implement effective sales strategies to attract qualified tenants, upselling available amenities and services to enhance occupancy.
  • Maintain detailed records of leasing activities using Yardi or property management software, ensuring accurate data entry and filing.
  • Ensure compliance with Fair Housing regulations, Section 8 guidelines, and other legal requirements related to tenant screening and leasing practices.
  • Handle lease negotiations, prepare contracts, and coordinate legal administrative processes to facilitate smooth lease signings.
  • Provide exceptional customer service by addressing tenant inquiries promptly via phone or in person, managing conflict situations professionally, and fostering positive relationships.
  • Collaborate with maintenance teams to coordinate property upkeep and address facilities management needs that impact tenant satisfaction.
  • Stay informed about local landlord-tenant laws and legal administrative procedures to ensure all leasing activities adhere to current regulations.
  • Conduct regular property inspections and maintain records related to property maintenance, CMMS (Computerized Maintenance Management System), and facilities management tasks.
  • Manage delinquency and collections processes, including monitoring resident balances, issuing notices, maintaining accurate documentation, coordinating payment arrangements, and partnering with residents to reduce outstanding balances while ensuring company policies and legal requirements are followed.
  • Oversee the lease renewal process by monitoring upcoming expirations, preparing renewal offers, communicating with residents, tracking retention efforts, and collaborating with the onsite team to maximize resident satisfaction and renewal conversion rates while meeting occupancy and revenue goals.

Qualifications

  • Proven experience in property leasing, property management, or real estate administrative roles with a strong understanding of lease contracts and landlord-tenant law.
  • Familiarity with LIHTC (Low-Income Housing Tax Credit) programs, Section 8 housing vouchers, and Fair Housing regulations.
  • Proficiency in Yardi, or similar property management software
  • Excellent sales skills complemented by negotiation abilities and a customer-focused mindset.
  • Strong organizational skills with attention to detail for data entry, filing, and maintaining accurate records.
  • Office experience including phone etiquette, conflict management, and administrative tasks such as data entry and filing.
  • Knowledge of real estate administrative processes related to contracts, legal procedures, and facilities management.
