Join Our Team!
We have an immediate need for a full-time Area Property Manager to join the team at one of United Group's professionally managed multi – family housing communities located in Syracuse, NY. This position will report directly to the VP of Property Management.
Existing Site Activity
-
Provides leadership to staff and residents by following all company procedures and demonstrates a professional image and demeanor consistent with company standards

Works with VP of Property Management to maximize NOI and ensure owners’ goals and objectives are aligned with property operations.

Assists with the creation and executing of new revenue streams to achieve and exceed goals and objectives.

Oversees site activity and its related operations
-
Makes regular, detailed inspections of site’s lease files and physical plant and reports any observed deficiencies. Ensures corrective action is taken consistently; done quarterly at each property
Maintenance + Grounds
-
Regularly evaluates maintenance operations at each site and determines cost efficiency; done quarterly at each property with the help of the VP of Property Management

Notifies VP of Property Management and recommends solutions to major maintenance problems and expenditures

Implements, reviews, and when necessary, makes periodic changes to maintenance schedules

Knowledgeable of current status and conditions of vacant apartments
Marketing + Leasing
-
Assists with annual and 90-day Marketing + Leasing Plans along with the VP of Property Management and the Marketing Department; monitors marketing activity and progress and makes and/or makes recommendations to modify stated plans due to market conditions, etc.

Audits marketing and leasing advertisements to ensure accuracy and completeness

Coordinates efforts to shop competition regularly

Follows up with daily, weekly, monthly and quarterly leasing strategies at each Site as directed by the RM

Reviews lease calls with the leasing staff

Assists with special events and projects as needed.
Staff Training + Development

Coordinates and ensures staff is trained properly in Entrata
-
Ensures staff members are knowledgeable and trained on the Company’s standard operating procedures and policies

Upholds standards relating to employee training and United’s Pure Safety training and industry specific training
Human Resources + Personnel Administration
-
Responsible for ensuring proper staffing; assists with recruiting and hiring when needed

Manages employee relations issues in conjunction with VP of Property Management and Human Resources when warranted

Oversees performance management process for sites and makes recommendations for promotion and/or salary increases in conjunction with VP of Property Management
Financial Management + Controls:

Assists with the preparation and completion of all budgets with PM
-
Responsible for A/P process for properties as assigned by VP of Property Management

Assists with monitoring budget performance and ensures compliance of internal controls and established Standard Operating Procedures

Assists with providing VP with detailed variance reporting on a quarterly basis
Physical Demands + Work Environment:

Must be able to stand/walk for 8 to 10 hours.

Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.

Ability to work indoors and outdoors during various weather conditions.

Frequently may be exposed to outdoor spaces, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.

Job Overview + Requirements:

Job Type: Area Property Manager; approximate salary: $100,000 annually plus Bonus Program
-
Work Hours: Full – Time, Monday – Friday 8:00am – 5:00pm. Availability on the evenings/weekends for property events/activities, emergency scenarios, and related needs.

Training for Position: Supervisory experience with both leasing and maintenance staff
-
Travel: Expectation to travel to the site for four days per week for the first 90 days.

Required Education: College Degree or Applicable Work History
-
Required Experience: 3-5 years of experience in residential property management leadership roles; software (Entrata, CRM, etc.)
-
Certifications: Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred.

Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations
