Position Overview
First Investors is seeking an Asset Management Associate to support the ownership and asset management of a growing hospitality portfolio. Based in Chicago, this role will work closely with the Vice President of Asset Management to monitor property performance, maintain financial models, support capital planning, assist with investor reporting, and provide analytical support for strategic asset decisions.
This position is ideal for a detail-oriented analyst with commercial real estate finance experience, strong financial analysis skills, and the ability to understand hotel operating performance. The Asset Management Associate must be comfortable working with financial statements, updating financial models, and managing multiple priorities.
Key Responsibilities
Portfolio Performance and Financial Analysis
Analyze operating performance against underwriting, budget, forecast, and prior year results.
Identify trends, risks, and opportunities that may impact asset value, cash flow, investor returns, or business plan execution.
Prepare recurring portfolio updates, variance summaries, and performance reporting for review by the Vice President of Asset Management.
Support analysis related to revenue, expenses, labor, flow through, margins, debt service, reserves, and ownership returns.
Hospitality Financial Modeling
Create, monitor, and update financial models for existing assets.
Maintain property level cash flow models, valuation models, debt and covenant tracking, and capital expenditure models.
Update model assumptions based on actual performance, revised forecasts, capital plans, refinancing activity, or market changes.
Run sensitivity analyses, scenario models, and return projections to support asset level decisions.
Ensure models are accurate, organized, clearly documented, and ready for senior leadership review.
Capital Planning and Project Tracking
Track capital expenditure budgets, actual spend, timing, draw packages, and project status across assigned assets.
Support monitoring of property improvement plans, brand requirements, renovation scopes, and furniture, fixtures, and equipment reserve activity.
Maintain centralized capital expenditure trackers and identify budget variances or timing risks.
Assist with the preparation of materials related to capital approvals, refinancing, recapitalizations, dispositions, and other ownership decisions.
Investor and Ownership Reporting Support
Assist with quarterly investor reporting, ownership updates, distribution analysis, and platform uploads.
Prepare ownership presentations, asset updates, and investment materials.
Support reporting needs for lenders, capital partners, joint venture partners, and internal leadership.
Ensure reporting is accurate, timely, consistent, and aligned with investor expectations.
Cross Functional Coordination
Serve as an analytical resource for asset management requests involving dispositions, refinances, recapitalizations, capital events, and strategic asset decisions.
Coordinate information requests across Investments, Accounting, Operations, Legal, Information Technology, and external partners.
Maintain centralized portfolio trackers, files, models, and reporting templates.
Support special projects assigned by the Vice President of Asset Management.
Required Qualifications
3 years or more years of analyst experience in commercial real estate finance, asset management, investment analysis, hospitality finance, investment banking, or a related financial analysis role.
Bachelor’s degree in finance, Real Estate, Accounting, Economics, Hospitality, Business, or a related field.
Strong ability to read, understand, and analyze financial statements.
Experience building, updating, and maintaining financial models.
Strong Excel skills, including formulas, scenario analysis, and model organization.
Solid understanding of commercial real estate finance concepts, including cash flow, debt service, valuation, capital expenditures, investor returns, and budget variance analysis.
Ability to manage multiple projects, deadlines, and requests at the same time.
Comfortable working independently while knowing when to escalate issues.
Strong attention to detail, accuracy, and follow-through.
Strong written and verbal communication skills.
