Job Summary/Basic Function:
Due to recent organizational structural changes, the addition of new positions, and an increased need for comprehensive administrative and operational support, we are seeking to fill two Assistant Director roles. While each position has a distinct functional focus, both roles will work in close collaboration to ensure seamless integration between the Maintenance and Custodial teams. Together, the Assistant Directors will provide strategic leadership, enhance cross-functional coordination, and support a holistic residential experience for students while strengthening staff development and operational effectiveness.
Assistant Director (Maintenance)
The Assistant Director of Maintenance provides operational leadership for maintenance services across multiple University Student Housing facilities. This role oversees skilled trades and maintenance staff responsible for preventative maintenance, corrective repairs, work order management, and support of renovation and capital improvement projects within residence halls. The Assistant Director ensures systems and facilities are safe, functional, and responsive to the needs of students and housing operations.
Working closely with Housing leadership, this position oversees personnel, budgets, contractors, and daily operations while implementing tactical plans that support departmental goals. The role requires strong technical knowledge, team leadership experience, and a proactive approach to asset management, efficiency, and service delivery in a fast-paced, student-centered environment.
Assistant Director (Custodial Services)
The Assistant Director of Custodial Services provides operational leadership for custodial programs across multiple University Student Housing facilities. This role oversees supervisors and custodial teams responsible for maintaining clean, sanitary, and welcoming residence halls and common areas that directly support student health, well-being, and community living.
This position manages staffing, contractors, training, quality assurance, and resource allocation to ensure consistent service standards and operational efficiency. Working in partnership with Housing leadership, the Assistant Director develops and implements tactical plans, promotes a culture of accountability and customer service, and ensures custodial operations effectively support the residential student experience.
Department Overview:
Housing & Residence Life (HRL) is a department that accommodates approximately 3,700 students and staff across 12 on-campus living communities, which include traditional residence halls, suite-style, and apartment-style housing options. Our department is dedicated to supporting the academic and personal success of our residents. As we continue to grow and evolve, we aim to serve a broad range of students from across the region, including those from rural areas and those who are the first in their families to attend college.

Level Scope:
Provides direct supervision typically to professionals or skilled technical employees at the entry or intermediate level. Functions as advisor to unit and administration and sets goals and objectives for team members for achievement of operational results. Analyzes and resolves problems through drawing from prior experiences. Interprets policies (e.g., fiscal management, HR, contracts and grants, resource management in defined areas) and demonstrates solid subject matter knowledge. Exercises judgment within defined procedures and policies to determine appropriate action. Supervises staff to assure accountability and stewardship of campus resources (operational, financial, and human) in compliance with departmental goals and objectives.
Essential Functions:
Core Responsibilities and Leadership Expectations (Both Positions)
The Assistant Directors serve as key leaders within Student Housing Facilities and are expected to model a collaborative, service-oriented leadership approach that supports the residential student experience.
Communicate effectively with staff, campus partners, and housing leadership to ensure clear expectations and coordinated operations.
Promote a service-focused mindset that recognizes the role facilities operations play in supporting student success and community living.
Support staff development through coaching, training, and performance management while building strong and collaborative teams.
Collaborate with Residence Life, Housing Operations, and other campus partners to ensure facilities services align with student housing priorities.
Operational Oversight & Staff Management
Supervise frontline supervisors, staff, and contracted service providers to ensure quality service delivery and accountability.
Manage daily operations including work planning, scheduling, resource allocation, and performance monitoring.
Establish and maintain service standards, operational procedures, and quality assurance practices.
Manage operational budgets, equipment, and supplies to support efficient and effective service delivery.
Support the ongoing use and recordkeeping of facilities management software
Perform Other Duties as Assigned
Assist with major housing operations such as student move-in, turnover periods, and special projects.
Respond to urgent facility issues or operational needs as required.
Assistant Director of Housing Maintenance
Maintenance Programs & Facilities Projects
Coordinate maintenance-related renovation and capital improvement projects.
Ensure maintenance operations comply with applicable building codes, regulatory requirements, and university standards.
Identify facility deficiencies and develop proactive strategies to address maintenance risks and improve asset reliability.
Assistant Director of Housing Custodial Services
Custodial Programs & Operational Planning
Develop workforce plans, cleaning schedules, and workflow processes to maintain service standards across housing facilities.
Monitor custodial performance metrics and implement improvements to operational processes and service delivery.
Ensure custodial practices align with departmental standards for cleanliness, sanitation, and efficiency.
Knowledge, Skills, Abilities:
Knowledge of accounting and finance necessary to operate within budgetary guidelines
Experience in managing budgets, estimating project or equipment costs.
Ability to manage large multi-use facilities or housing spaces
Experience supervising, hiring, training, scheduling, progressive discipline, and evaluating multiple staff and/or teams of staff
Knowledge of facilities maintenance and custodial needs and services
Strong administrative and process-management skills, including workforce planning, scheduling, and quality assurance systems.
Excellent leadership and communication skills, with the ability to set clear expectations and drive accountability across custodial teams.
Minimum Qualifications:
Bachelor’s Degree or plus 2 years relevant experience.
A valid Driver’s license is required.
Preferred Qualifications:
Assistant Director, Housing Maintenance
Demonstrated success developing and implementing preventative maintenance programs across multiple facilities.
Knowledge of applicable building codes, regulatory requirements, and risk mitigation practices in residential or commercial environments.
Assistant Director, Housing Custodial Services
Proven ability to plan and execute high-volume custodial transitions such as residence hall turnover or similar peak operational cycles.
Salary and Benefits:
Between 12-24 annual paid vacation days for full-time Professional and Classified staff depending on position type and years of service
