Job Title: Assistant Facilities Manager
Department: FM Operations / Mall Management
Role Summary:
The Assistant Facilities Manager supports the Facilities Manager in ensuring the efficient operation, maintenance, and safety of the shopping mall. The role focuses on maintaining high standards of mall presentation, engineering systems, and customer experience, aligned with Mall Management commitment to delivering “Great Moments for Everyone, Every Day.”
This position plays a key role in managing both hard and soft services, tenant coordination, and ensuring compliance with safety and operational standards across the mall.
Key Responsibilities:
1. Facilities Operations & Maintenance
- Assist in managing the day-to-day facility operations of the mall, including HVAC, electrical, plumbing, and civil systems etc.
- Support implementation of planned preventive maintenance (PPM) programs for all mall assets
- Ensure all MEP systems (HVAC, electrical, plumbing, fire & life safety) are operational and compliant
- Monitor BMS, CMMS systems and respond to faults or alarms promptly
- Assist in handling emergency breakdowns with minimal disruption to mall operations.
- Support energy management and sustainability initiatives.
2. Mall Operations Support
- Assist in managing daily mall operations including cleaning, security, engineering, and ambience
- Conduct routine inspections to ensure high standards of Maintenance, safety, and Asset conditions.
- Support crowd control, parking systems, and footfall management
3. Contractor & Vendor Management
- Supervise contractors and service providers to ensure SLA and KPI compliance
- Evaluate contractor performance and report issues for improvement
- Coordinate maintenance activities and ensure timely service delivery
4. Tenant Coordination
- Act as a point of contact for tenant maintenance issues
- Support tenant fit-out processes and ensure adherence to mall guidelines
- Ensure tenant satisfaction by maintaining operational excellence
5. Health, Safety & Compliance
- Ensure compliance with HSE policies, fire safety standards, and local regulations
- Conduct safety inspections and risk assessments
- Assist in audits related to facilities, safety, and security
6. Budget & Cost Control
- Assist in managing OPEX and CAPEX budgets
- Monitor expenses and identify cost optimization opportunities
- Support procurement and inventory of spare parts and materials
7. Reporting & Documentation
- Maintain records of maintenance activities, incidents, and inspections
- Prepare reports on facilities performance and contractor efficiency
- Ensure documentation is audit-ready and compliant
- Prepare and Maintain MMR reports Monthly wise on client requirements.
Requirements:
Education:
- Bachelor’s degree in Mechanical / Electrical / Civil Engineering
Experience:
- 5–8 years in Facilities Management
- Mandatory: Experience in shopping malls, retail, or large commercial properties is highly preferred with knowledge of Chillers and cooling towers.
- Experience within Mall operators or developers is highly preferred
Skills & Competencies:
- Strong knowledge of MEP systems and mall operations
- Familiarity with CAFM/BMS/CMMS systems
- Vendor and stakeholder management
- Customer-focused mindset (tenant & visitor experience)
- Problem-solving and decision-making skills
Preferred Qualifications:
- Certifications: NEBOSH / IOSH / FM certifications
- Experience with large-scale malls (e.g., regional/community malls)
- Knowledge of retail operations and tenant mix

Pay: AED10,000.00 - AED15,000.00 per month
