SUMMARY OF POSITION:

27 Atlantic, a luxury Class A apartment community located on the beautiful Virginia Beach Oceanfront, is seeking a skilled and motivated Assistant Service Manager to join our team.

This premier community offers residents an exceptional coastal lifestyle with stunning ocean views, high-end apartment homes, and resort-style amenities. In this role, you will play a key part in maintaining the exceptional standards our residents expect by helping oversee the property’s maintenance operations and ensuring a clean, safe, comfortable, and well-maintained living environment. The Assistant Service Manager works closely with the Service Manager and Community Manager to support daily operations, coordinate maintenance activities, and help lead the service team while delivering the high level of service our residents deserve. This position is ideal for a seasoned maintenance technician ready to take the next step into a leadership role within a luxury community environment.

This position is considered essential to the operation of the community; therefore, consistent attendance is required to ensure proper workflow, communication, and team support.


PRIMARY DUTIES AND RESPONSIBILITIES:
  • Abides by all Fair Housing Laws.
  • Assumes responsibility for all managerial, supervisory, coordination, and administrative duties in the absence of the Service Manager
  • Performs a wide variety of skilled and semi-skilled duties of a mechanical and/or construction nature including, but not limited to:
    • HVAC
    • Plumbing
    • Painting
    • Drywall
    • Floor tile installation
    • Carpentry work
    • Electrical repairs
  • Respond promptly and professionally to service calls.
  • Perform preventative maintenance on mechanical equipment.
  • Supervises and participates on-site in the general maintenance and repairs of the properties assigned.
  • Other duties as assigned.

  • Lawn Care
  • Swimming Pool Cleaning
  • Shampooing Carpets


POSITION REQUIREMENTS / QUALIFICATIONS:
  • Ability to read and write English.
  • Prior experience reflecting overall general mechanical aptitude and ability.
  • Valid Driver’s License (if operating a vehicle)
  • EPA Certificate for Freon Recovery; HVAC Certificate (not required)
  • Current Fair Housing Certification

PREFERRED SKILLS/ABILITIES:
  • Advanced training, such as that obtained from a mechanical/supervising trade or technical school.
  • Prior experience as a Service Manager for a multi-unit property, or a seasoned maintenance technician ready to take the next step into a leadership role.

PHYSICAL ACTIVITIES/EQUIPMENT USED:
  • Physical activities include walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for extended periods.

  • Exposure to inclement weather, noise, dust, heat, and mechanical equipment.

  • Exposure to potentially hazardous chemicals and materials.

  • Ability to lift heavy objects as required.

  • Use of key-cutting machines, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment, and phone.


GENERAL:
  • Work hours will coincide with the community’s hours of operation. This position may require responding to after-hours emergency calls and participating in a rotating schedule for evening, weekend, and holiday service calls.
