Job Description - Assistant Manager, Real Estate Valuations (Audit Support) - Arabic Speaker

As a real estate valuations specialist, you will provide support to Audit Teams by reviewing real estate valuations across a wide range of sectors prepared by Management (or third-party valuation professionals retained by Management) for financial reporting purposes. You will also provide assurance that valuation estimates reported in financial statements are reasonable, well supported by market data and aligned with the requisite valuation standards.

Responsibilities

• Work closely with Audit Teams in KSA, UAE and Oman to review the appropriateness of valuation methodologies and underlying assumptions.
• Help Audit Teams to robustly challenge management's key assumptions and judgements with an appropriate level of professional skepticism.
• Perform market research on comparable transaction prices, rental rates, discount rates and yields.
• Develop valuation models for assessing key value drivers for conducting valuations and sensitivities.
• Engage with Management and the Audit Team to resolve any issues identified.
• Report findings in a clear and concise manner, documenting review procedures performed and market evidence to support the conclusion on value.
• Coach team members in technical valuation skills and industry knowledge to ensure the highest level of service delivery.

Education and Qualification

• In-depth understanding of the application of all 5 valuation methods.
• Bachelor's degree or MSc. in Real Estate or equivalent.
• Full member of the Royal Institution of Chartered Surveyors (RICS) or Associate RICS Member.

Experience

• 5-6 years' experience in real estate valuations.
• Excellent valuation modelling skills.
• Superior verbal and written communication skills.
