Job Title: Manager / Assistant Manager – Leasing & Transaction Management
Location: Chennai or Bangalore
Work Mode: 6 Days Working (Onsite)
About the Role
We are seeking a dynamic professional to join our Strategy Team for Leasing & Transaction Management. The ideal candidate will have strong knowledge of Commercial Real Estate, Facility Management, and Operations, and will play a key role in managing lease administration and real estate transactions across India and APAC.
Key Responsibilities
Manage all real estate lease administration activities.
Track lease renewals, expiries, and ensure timely documentation for compliant occupancy.
Collaborate with India & APAC Real Estate Strategy Leads and assist in business case development for transactions.
Maintain accurate and up-to-date documentation in both digital and physical repositories.
Coordinate lease registration activities with Legal teams and landlords.
Liaise with stakeholders to ensure alignment and closure of real estate transactions.
Fulfill all contractual obligations related to lease agreements (rent, CAM, escalations, security deposit, property tax, etc.).
Support internal audits related to CAM and property tax invoices.
Handle builder coordination and resolve escalations as needed.
Manage lease exits and full & final settlements between Cognizant and lessors.
Act as SPOC for India & APAC RE strategy team with the global lease admin team.
Report critical lease dates to the global lease accounting team.
Maintain and update Cognizant’s Lease Management application (CoStar) ensuring data accuracy.
Ensure proper storage and retrieval of real estate documentation.
Perform any other activities assigned by the Strategy Team.
Qualifications & Skills
Graduate/Postgraduate in Real Estate, Business Administration, or related field.
Strong knowledge of Commercial Real Estate, Facility Management & Operations.
Excellent communication and stakeholder management skills.
Proficiency in MS Excel and lease management tools (CoStar preferred).
Ability to work in a fast-paced environment and manage multiple priorities.
