A assistant property manager is responsible for overseeing the day-to-day operations and management of real estate properties on behalf of property owners. Their role is essential in maintaining and maximizing the value of properties while ensuring the satisfaction of both property owners and tenants.

Principal Duties & Responsibilities (Essential Functions)

Landlord Relations:

  • Maintain open and transparent communication with property owners.
  • Provide regular updates on property performance and financial matters.
  • Collaborate with property owners to make informed decisions regarding property management and improvements.
  • Address any concerns or requests from property owners promptly and professionally.

Tenant Relations:

  • Attract and screen prospective tenants.
  • Manage tenant leasing, including the negotiation of lease agreements and renewals.
  • Address tenant concerns and maintain positive relationships.
  • Enforce lease agreements and property rules.

Property Maintenance:

· Schedule and oversee routine property maintenance, repairs, and improvements.

· Conduct regular property inspections to identify issues.

· Ensure the property is safe and in compliance with relevant regulations.

Rent Collection:

· Collect rent from tenants and track payments.

· Enforce rent collection policies and address late payments.

  • Prepare and send rent statements to tenants.

Marketing and Advertising:

· Develop marketing strategies to attract and retain tenants.

  • Advertise vacancies through various channels.
  • Conduct market research to determine competitive rental rates.

Legal and Regulatory Compliance:

· Stay informed about local, state, and federal property laws and regulations.

· Ensure properties are compliant with all relevant laws.

· Handle eviction processes if necessary.

Record Keeping:

· Maintain accurate and up-to-date records of property-related transactions.

· Able to multi-task productively & handle other essential tasks as assigned by the CEO

Qualifications and Skills: (Required to Perform Essential Duties)

Expected Skills:

· Bachelor's degree in Business, Real Estate, or a related field; Master's degree preferred.

· Strong communication and interpersonal skills.

· Knowledge of property management software.

· Financial management skills, including budgeting and accounting.

· Legal and regulatory knowledge.

· Problem-solving and conflict resolution abilities.

· Attention to detail and organizational skills.

· Customer service-oriented..

· Professional certifications such as Certified Property Manager (CPM) are a plus.
