Assistant Property Manager

Are you organized, motivated, and strong in leasing and resident relations? Join our team as an Assistant Property Manager. In this role, your primary focus is leasing while supporting the Property Manager with the daily operations of the community. When the Property Manager is not on site, you will help ensure the property continues to run smoothly and meets operational goals.

What You’ll Do

Leasing and Sales ✨
  • Greet prospective residents and qualify them by asking questions and completing guest cards.
  • Conduct apartment tours and present the community in a professional manner.
  • Record all phone calls, walk ins, and prospect activity.
  • Follow up with prospects who have not leased and work to close the lease.
  • Refer prospects to sister communities if the property does not meet their needs.
  • Inspect model units each morning before the first tour to ensure they are ready for showing.
  • Secure lease documents and signatures before move in.
  • Ensure apartment homes are ready for move in on the scheduled date.
Income Collection
  • Maintain accurate resident records.
  • Record and post rent, deposits, and application fees daily.
  • Issue notices when required such as late notices or returned check notices.
  • Collect rent and post payments in Yardi.
  • Prepare and make daily bank deposits before bank closing.
Resident Experience
  • Maintain positive and professional relationships with residents.
  • Assist with resident retention programs such as newsletters, events, and referral programs.
  • Accept service requests and coordinate with maintenance.
  • Follow up with residents once service work is completed.
  • Walk the property regularly, report service issues, and help maintain community appearance.
Marketing and Leasing Strategy ️
  • Support monthly lease renewal efforts.
  • Track lease renewals and move out notices.
  • Stay informed about local market conditions and competitor activity.
  • Provide marketing ideas to improve leasing and resident satisfaction.
Administrative Support
  • Maintain daily, weekly, and monthly property reports.
  • Organize and file leases, reports, and resident documents.
  • Process move ins and move outs.
  • Prepare security deposit move out statements.
  • Assist the Property Manager with hiring, training, and scheduling office team members.
  • Maintain professional communication with residents, vendors, and team members.
  • Follow company policies, procedures, and training requirements.
What You Bring
  • Two years of residential property management experience preferred.
  • Strong leasing and customer service skills.
  • Positive attitude and strong team mindset.
  • Basic computer skills including Outlook, Word, and Excel.
  • Experience with property management software such as Yardi is helpful.
  • Ability to stay organized and manage multiple tasks.
  • Flexible schedule including weekends as needed.
  • Professional appearance and communication skills.
