Assistant Vice President – Partnerships and Investments

Job Purpose

Providing feasibility analysis, preparing a detailed financial model and assessing the financial performance to support new acquisitions and JVs, management of existing investments – including UAE (direct) and Egypt / UK (via platforms).

Roles And Responsibilities

Investment/Development Feasibility and Financial Modelling:

  • Conduct market research and maintain a database of market benchmarks
  • Develop financial models on estate master and detailed excel financial models, prepare development feasibilities / residual land valuation, working with wider AD team on development brief, assumptions etc
  • Prepare JV models, analyze cashflow, funding requirements, return on investment, IRR and other financial metrics
  • Skilled in conducting sensitivity and scenario analyses to assess risk and potential returns under various market conditions.
  • Familiar with structuring financial models to analyze different capital structures, including debt and equity financing.
  • Capable of reviewing and improving financial models and estate master files to ensure accuracy, efficiency, and relevance to strategic goals.
  • Work with internal / external stakeholders / consultants
  • Prepare Investment Committee papers
  • Support Portfolio Management of P&I portfolio in UAE, Egypt and UK post-transaction – including financial modelling of funding requirements and investment returns


Qualification And Experience

  • Bachelor degree in finance, accounting, real estate, business administration or related field
  • Master degree in real estate or finance (advantageous)
  • CFA or similar certification (advantageous)


RELATED YEAR OF EXPERIENCE:

  • Min of 8+ years of experience in financial modelling in real estate sector


Technical And Interpersonal Skills

  • Strong analytical & financial modeling skills, market research & feasibility studies
  • Knowledge of real estate market, investment analysis
  • Strategic thinking and ability to drive results in a complex, fast-paced environment
  • Ability to manage and prioritize multiple projects simultaneously
  • Excellent verbal and written communication skills and attention to detail
  • Strong interpersonal and relationship skills to build long-term trusted relationships
  • Proactive, motivated and adaptable and take responsibility for seeing tasks through to completion
