Our Client is a leading global real estate company, providing end-to-end services across development, design management, project management and delivery.

The Role:

The Associate Director will oversee development management services on behalf of a developer in Dubai. The role covers a diverse portfolio of projects across pre-contract and post-contract stages, ensuring successful delivery from initial feasibility through to construction and final handover. This position requires strong project leadership, client-facing experience, and a solid background in either project management or development management within the built environment.

Key Responsibilities:

• Lead the end-to-end delivery of development projects across multiple stages, ensuring alignment with client objectives, quality standards, and project outcomes.
• Act as the main client representative, maintaining clear and consistent communication throughout the project lifecycle.
• Manage coordination between consultants, contractors, and multidisciplinary teams to ensure seamless project progression.
• Oversee all stages of delivery, including early-stage planning, design development, procurement, construction, and handover.
• Support feasibility studies, project strategy development, and pre-contract planning activities.
• Manage programme, cost, risk, and quality controls across all project phases.
• Ensure compliance with contractual requirements, governance frameworks, and industry best practices.
• Monitor progress against key milestones and proactively resolve issues impacting delivery.
• Contribute to commercial and strategic decision-making in collaboration with internal and client teams.
• Provide guidance and support to junior team members where required.

Requirements:

• Minimum of 15 years of experience in project delivery and construction within the built environment, with extensive pre-construction experience
• Proven track record of delivering large-scale projects (AED 200M+) from inception through construction to final handover
• Background within a contractor, developer or consultancy
• Strong project delivery and construction background with experience delivering projects on site through all phases of construction and handover, not purely design delivery
• Ability to manage multiple complex projects simultaneously
• Excellent client-facing, communication and leadership skills
• Dynamic, open and adaptable personality with a proactive approach to problem-solving
• UAE experience is mandatory
