Qiddiya Investment Company is looking for a highly skilled and strategic Associate Director - Fixed Assets to oversee the management and optimization of fixed assets related to our Theme Park and City Development projects. This critical role will involve developing and implementing robust asset management strategies, ensuring accurate reporting, compliance, and driving efficiency across our asset portfolio.
As the Associate Director, you will collaborate with various departments to align asset management practices with overall organizational goals, support decision-making with accurate data, and contribute to the successful realization of our projects.
Key Responsibilities
- Develop and execute a comprehensive fixed asset management strategy for Theme Park and City Development projects
- Oversee the lifecycle management of fixed assets, ensuring accurate tracking, valuation, and compliance with accounting standards
- Collaborate with finance and project teams to develop and monitor budgets related to fixed assets
- Conduct regular audits and assessments of fixed asset usage and performance, recommending optimization strategies as needed
- Implement processes to ensure compliance with regulatory requirements and internal policies
- Prepare and present detailed reports on fixed asset status and performance to senior management
- Mentor and lead the fixed asset management team, fostering a culture of excellence and accountability
- Enhance reporting tools and systems to improve data accuracy and accessibility related to fixed assets
Requirements
- 10+ years of progressive experience in fixed asset accounting, financial control, or capital project finance.
- Minimum 5 years in a leadership role managing fixed asset processes in large-scale or multinational organizations.
- Experience with asset-intensive industries such as real estate development, theme parks, hospitality, infrastructure, or construction is essential.
- Bachelor's degree in Accounting or Finance (required).
- CPA, ACCA, CA, or equivalent professional accounting designation (required).
- Master's degree in Finance, Accounting, or a related field (preferred)
- Background in mega-projects or city-scale development is a significant advantage
- Deep understanding of IFRS/GAAP fixed asset accounting and CapEx control.
- Strong command of ERP systems (SAP, Oracle, etc.) and fixed asset subledger functionality.
- Audit and compliance experience with fixed asset controls and policies.
- High attention to detail, analytical rigor, and executive-level communication.
- Ability to operate in a fast-paced, global, and highly collaborative environment
